I am new to this site and also new to the "home build" crowd. I have some interest in Spring
Farm NSW. On paper it looks quite nice. On further research I found out there is a tip
nearby run by SITA and there appears to be some sort of continuous friction between
local residents and the operator about the smell.
I also rang Camden council regarding flood information for the area, as it appears to me
that the Spring Farm area is flood prone (http://www.camden.nsw.gov.au/page/flood ... ation.html)
(still in process of getting all the info from council)
I went to see a block and liked it but was wondering if anyone could share info regarding
what have you been informed about:
(1) Flood information
(2) Tip nearby
(3) I did not mention it above - but there seems to be some coal seam gas mining around the area.
And if so did this influence your prices/negotiated a better deal?

I'll post something up, when I was first looking at purchasing land I was pretty interested in Spring Farm in the first instance. It seemed to be a little cheaper than Mount Annan, Gregory Hills & Oran Park and the blocks were a bit longer which I liked.
I ended up walking away due to:
* Land Fall - The blocks I was looking at dropped just over 2m front to back which was adding additional costs
* Bushfire Rating - Was going to require bushfire measures even though it would be built out down the track and then not require it
* Coal Seam Gas Wells - From my initial research there are quite a few planned in that area
* Tip Smell - Only noticed it once, spoke to a coupe of people out there and they said most of the time you don't notice anything.
After my first investigation of a block I was going to buy in the Riverside area but all of the blocks that I would have wanted were gone by the time I got my act together. I was going to wait till the next release but visited Oran Park and got myself a very flat block on the peak of a rise

We bought a block there a year ago, great price and lovely location. Have never smelt a thing once regarding the tip. Our block is actually very flat. In regards to the coal seem if you have a look on the Camden website its not just Spring farm on the agenda its a huge area involved from what I could tell. Happy to be there

Well AGL has a lease over pretty much all of the Sydney Metro so could go anywhere.....
Most of the action from when I looked into it is currently within Spring Farm, there are meant to be two wells within the Turner Road Precinct (Gregory Hills) according to the AGL report done in 2010.
From memory there were meant to be quite a few near Spring Farm.
There was a map that I found online when I was looking into it but can't find it now to post up

Just wondering if you managed to find anymore flood information on Spring Farm Riverside?
My partner and I have a block in stage 31 of spring farm riverside. We checked all paperwork we could find and council regulations mean that they can't actually put any houses below the 100 year flood line, so all blocks should be safe.
The only problem you may find is that if you buy a block in either stage 32 or 51 that you might be waiting a while. Our land was due to register before Xmas last year and we are still waiting (although it is now at council and Land and title).
