I am planning a 60sqm extension – nothing fancy basically a large family meals area with a new laundry to the side. I have plans and have been seeking quotes from builders. One builder wants me to pay the building warranty insurance seperate to his quote. Would this mean I am then insured as a owner builder – this is not what I want and I am suspicious about this. Is this normal or should the builder carry this insurance in their name relating to my property? Other quotes I have had include this insurance. It's either owner builder or the builder. If it's the owner builder than everyone else is a subcontractor and not the builder. The owner was clear that he wanted quotes from builders (not subcontractors). Therefore the builder must take out HOW in his name and also appear as the registered building practitioner on the building permit. The fact that this builder wanted it separately is untenable and underhand, I would be very concerned. The builder wants me to take out the insurance. According to consumer affairs: "the builder gives you the domestic building insurance policy and certificate of currency that applies to your property". Does each builder take out seperate insurance for each job or is there a general insurance they take out each year to cover all jobs? Could it be this builder doesn't qulify for insurance? I will discuss this in full with the builder and let you all know. The Builder will take out the Builder Warranty Insurance and supply a certificate of currency - naturally this will increase his quote by around $1,300.00. I think the confusion was he becuae he says it has to be shown on the building contract and he didn't explain it correctly to me. So it looks like it all good.
