We are building a 36sq single story home through Big M on a few acres and have set the house approx 30 metres back from the front boundary Site cut and fill 13K ( we have less than 200mm fall across the building area) P class slab with concrete piers $14k 3 phase power $5.5K (i need to look into this further as i did not request 3 phase, and we are not having cooling installed by them, so why 3 phase ??? ) additional sewer run 1.5k temp site fencing 2k and a few other bits and pieces. The site works come in at at just under 40K . Does this seem reasonable??? Still seems a tad excessive though if the house footprint is on virgin land without excessive rock and is relatively flat without any nasties like a high water table, loose/eroded soil or potential for subsidence hiding down below the surface. Also if there is a greater degree of fall anywhere near the building footprint then that will be a contributing factor as well. gesinta7 P class slab with concrete piers $14k Harder to comment on this - there are all sorts of factors that contribute to the cost of a P class slab aside from the piers - reinforced thicker/deeper edge beams, higher gauge of reo needed, closer spacing/thicker ribs (if you are going with waffle pod), tree barriers, termite barrier, etc. gesinta7 3 phase power $5.5K (i need to look into this further as i did not request 3 phase, and we are not having cooling installed by them, so why 3 phase ??? ) If you are going to need 3-phase then get it done by the builder - this will depend on whether you are getting a larger refrigerated cooling system or not (and given the size of your house if you are going for refrigerated cooling then you will more than likely need a more powerful unit (> 15kw) which will more than likely require you to have 3-phase power. Ours cost about $2.5-$3k all up (including circuit breakers), etc. for a standard urbanised install (5-6m setback from street). How far is the house set back from there closest electrical infrastructure? This will have an impact too in terms of longer trenching or overhead wiring required. gesinta7 additional sewer run 1.5k Sounds like you are a bit further back (which you are at 30m) from the road than normal if you need an extra long sewer run (or perhaps you have the run going to a septic tank)? gesinta7 temp site fencing 2k Not entirely unreasonable - not far from what our temp fence cost would have been overall (and your building site will be a bit bigger than ours I suspect). Site cut and fill. Assuming you are using a waffle pod slab and need a level site, 200mm over the site is nothing. I assume you have had this checked with a level either by them or others. We had as it turned out a 3 metre slope diagonally across the housesite. As a result we had to bring in fill. 1300m3 was bought in by truck, and compacted with a very large excavator. The shed site was also levelled and filled. I was expecting the worse but our site costs were $7K. Just a little less than your quote. It took four days to complete. Our slab was a bit dearer than yours, however concrete here is $220m3. 3 phase. Because of your setback it will be a bit dearer. However $5.5K seems excessive. We are 10 metres back, then had an additional run from the meter to the shed of 55 metres all in three phase. So all up nearly 65 metres of 3 phase wire needed. Our cost was just over $3K. Sewers are expensive, what more can I say. For a bit of plastic pipe, it still makes me wonder. Site fence. Doesn't seem that bad although don't know how many metres or the period required. All in all, your site costs are ridiculous. If possible hire an outside contractor for the site prep, Use and excavation company or similar. Even a bobcat could do the job if it is only 200mm. Just ensure it is a reputable operator. Assume you will have a shed as you are on a few acres:) Get the shed site done at the same time. After all the money is better in your pocket than theirs! We do power undergrounds in nsw and charge a std rate up 10 metres and then over it becomes $45 per lm for 3 Phase This dose not include the telstra line in either thats a extra cost again. We had to get underground power connected our site which was barely a meter & that cost $2.5k, but that was via powercor. Our additional sewer is $1200. Not too sure where that fits with your land... We're in regional Vic though, so I'm not sure if that adds or decreases costs. From where I sit, $40k is a huge amount for site costs.
