We are looking to buy a house in the ponds or in pemulwuy, could someone please advise pros and cons of the two areas. Thanks

Pros for ponds * Cycle ways * Natural Bushland * Neighboorhood Parks * Wider roads * Lots of trees * new suburb * Lots of attractions to admire in the suburb * Good community * Professional people are the majority of residents , empty nesters, couples with kids, i,e demographics is excellent. * peaceful * Bluemountains backdrop Cons * demand is high limited availability of land lots. Unless your keen and register with the sales centre you will be kept informed of upcomming releases. Unfortunately we didn't find much pro's with pemulway instead we found more cons then pro's. Biggest one is the houses are very close to each other. Looks like you can pass things over from one house window to another. just visit the ponds and you will see the differences. We had a look at pemulway as well but decided on the ponds due to its "lifestyle factor" do your comparisons by visiting both and then make the decision. No bias above just upfront opinion. We looked at all 3 estates and SCR won for us. Re: The Ponds or Pemulwuy 7May 03, 2012 11:16 am Old Windsor Rd is a carpark in the afternoons from the M2/M7 up to Rouse Hill Town Centre. Merriville Rd is also a joke, with almost daily accidents outside the Ettamogah Pub intersection. Other thing to consider is access to schools. The Ponds has John Palmer primary if you live on the Ponds Blv side of Second Ponds Creek. For those on the other side, you are zoned for Quakers Hill East until the Alex Avenue precinct schools are built. There is also a big issue with high schools - Glenwood is over 150% of planned capacity and Quakers Hill not far behind. The proposed high school in Kellyville Ridge has been a vacant block of land for more than 10 years, and still has no submitted planning or budget approval. SCR seemed to have similar issues when we looked there. It seems with many of these new estates you will need to factor in the cost of private education as part of your purchase consideration because the public schools are lagging well behind demand. |
