Browse Forums General Discussion 1 Apr 21, 2012 7:16 am hi, im trying to purchase my first home in queensland and am trying to work out how i can get the first home owners grant but not live in the house. is it legal for two people to have the same primary residence? for example if i owned the house but didnt live in it and had it as my primary residence, and rented the house out to someone who called it their primary residence too? or would i be best to share the house and rent 2 rooms at 100 each and keep the third spare. my problem is the area im looking at isnt convenient for where i work and im happy in the house im currently renting appreciate all feedback. thanks Re: fhog and primary residence 2Apr 21, 2012 8:50 am Your first idea actually has a few more perks than you're aiming for, so you get more than just the FHOG. After doing this, Queensland Corrective Services will put you up in a house - usually a massive one, and meals and everything are taken care of too. You'll get to meet a few roommates for the years you get to stay there. The FHOG is only available when it is your own PPOR for >1 year. If the house you're looking to buy is not convenient for your job and lifestyle, why are you looking to buy it? While you can rent/board rooms, seek proper advice on what you can get away with. You can only have the same primary residence as another person if you are living with them. In order to receive the FHOG, there's a bunch of conditions, but, the relevant one here is that you have to live in the place for at least 6 continuous months within the first 12 months. It's only 6 months. If you decide to do the other thing and you get found out, you will have to repay the FHOG and they might even slap you with a hefty fine too. If you purchase it and rent it out as far as I am aware you are not eligible. Best to get advice directly from the department that runs it or through a mortgage broker.
