Browse Forums General Discussion 1 Apr 17, 2012 12:19 pm Received phone calls and letter from EnviroPest claiming that they have installed granite barriers at my house (apparently they were contracted by the builder), and they need to come out to do an inspection in order to keep the warranty current. They want to charge $185 for a 30 minutes inspection, very much sounded like typical telemarketing, but I want to make sure they are legit, of course they would say anything to show they are genuine. Anyone received similar phone calls? Is it common to have this sort of warranty inspection? Cheers! The first rule of property maintenance is regular inspection and that also applies to termite management systems. This is to ensure that owners have not interfered with the system and also because termites can breach or avoid barriers. If you don't inspect your warranty will become void. It is an effective alternative of termicides, a tough and special protection barrier made from durable materials that stop termites in entering your house. Your builder, though, should’ve explained it to you the importance of termite management guidelines since these companies usually conducts annual termite inspection (with charges of course) to make the warranty current. We had them do the termite barriers around our unit complex and they call me alllll the time and being a shift worker it is usually at the most inappropriate times. But yes they are for real. Some of these companies need to get real with this sort of BS,. Have I got this right YOU pay so THEY can inspect or verify THEIR work? Ring them up and tell them to stop acting like a bank and get in the real world. Re: Anyone heard of EnviroPest ? 7Apr 22, 2012 11:14 pm Peter1 In our recent build the termite protection was handled by EnviroPest and when the SS did the handover of keys there was a complimentary voucher in the package he gave us. So we were lucky in that when they came to insert the chemicals the first inspection was free. As was mentioned by building-expert you will be up for yearly house inspections and if you have the chemicals they have to be charged every three years but I don’t know anything about your granite barriers. When we sold our previous house the buyers wanted details showing the insurance company as it was under 7 years old and the only other paperwork they requested was from the pest company showing all inspections were up to date so please don’t listen to advice to inspect it yourself as you may be sorry. Also be aware that if you add things made of wood like carports, pergolas, decking , alfresco etc and attach them to your brickwork this will also void your termite warranty. I would not do it for $185 As pre purchase property inspection expert I frequently have to report the condition of property as below average if its poorly maintained (termite management is not maintained) and the vendor will take a bigger hit on the asking price. The purpose of annual inspection is to limit the damage if the termites breach or go around barriers(they can do that) and on extremely risky sites interval is six months or even three months. Termites eat 24/7 and you can't claim insurance, it's your risk. Just go with the flow. Would you'd be happy to pay $185 for someone to do a half hour inspection and give you nothing, the OP doesn't mention she is due to get a report or anything, just an inspection of their work. You mentioned your reporting on properties etc, which is fine, you do an inspection then spend time writing a report for your customer, I'd happily pay for an inspection that included reporting on condition of barriers etc for the termite proofing around my house, but not when the company is apparently just doing an inspection. So, you won't do an inspection on a property for $370/hour? You could spend 2 hours on site and 2 hours writing a report and still be on good coin. Every inspection carries liability whether there is written report or not and no you are not paying $180 for nothing, you are buying expert opinion. However any company that does not produce inspection report is extremely foolish. The report is for the protection of both parties and the owner should insist on it. If I don't do it, it voids my warranty on the termite mash product in the house. My house was on the boundary of the land, and I offered them every time that the neighbor was cool to let us in their property, I just quickly let them know we'd be going in. The fellow always said, 'nah, don't worry about it', and then he crossed those walls off on the report saying 'he could not access those walls'. This close in the report was voiding my warranty anyway ... It is a great continuity business model for them with a lot of scarcity built into it. Don't get me wrong, I am not complaining, just telling my experience with a similar situation.
