Browse Forums General Discussion 1 Apr 11, 2012 9:19 pm Hi everyone, I have been a long time reader on this forum but this is the first time i have made a post. I hope that i could get some advice on a situation i have with my new house. My wife and i purchased a new house at The Ponds July 2010, the actual building work had been finished at the end of 2010 from what i can see on the paper work. At the end of our first 3 months in the house we submitted our final inspection report to the builder and over the course of the next few months had various fix ups made. The issue i have is with a long crack that we have in the concrete rendering on the front of the house. The crack measures approx 1mm wide by about 400mm long. Our site manager initially told me that the area with the crack would have to be 'chipped out' and then re-rendered. What has been done is what i can best describe as a patch and paint which you can see in the attached picture. You can actually see it from the end of the driveway and we are really disappointed with the work completed. I have expressed my disappointment to the site manager on several occasions, he has now got bored of listening to me and told me that is the way it is. I have also contacted the head office on the phone and via email and they just told me the site manager has signed it off and that the job is closed as far as they are concerned. All of this has been ongoing now since January and i'm not sure what i can really do to get them to fix it. Do you think i have grounds to take things further to try and get the crack fixed up to a higher standard? Trading standards, solicitor etc? Or am i being too fussy and should just let it go... Look forward to any comments or suggestions. Re: Crack in render on new house: builder not interested 6Apr 18, 2012 3:55 pm Dont waste your time trying to get the builder to fix it. It's a hairline crack and he's not under any obligation to fix it. Best way to fix it is scrape the paint and what looks to me like gap filler out. Go to the hardware and get a bag of acrylic render, I use a rubber grout trowel to put it on and work it in. You just need to make sure you make it smooth where you blend it into the existing render. When painting load your brush up and get a good cover on the new render, from there work out over the existing using a cross hatch method untill you brush is dry. This will blend the new into the old nicely, and on 2 yo paint you should nearly have a perfect patch. Most likely poor foam installation and render installation, Joint covered with render, foam could be sitting on flashing.
