They didn't have wide span beams and trusses like we have today, so the internal walls on these old buildings are very much an integral part of holding up the upper floor and roof structure. I would recommend getting a builder or engineer in to give you an idea on what you can and can't do before getting to excited. Re: Old bank building 23Apr 04, 2012 10:10 pm On the ground floor you maybe able to do the laundry, pantry, and other front of house conversions but may need to keep at least some columns at the very least for the dining to day room area. An engineer will be able to advise as paulmac has mentioned. The other alterations on the ground floor shouldn't be too difficult structure wise because there are additional support walls added ( they could be support walls depending on where support was needed ) and current walls have either had doorways filled in completely or only had a door way added. We do realise we need to get the advise of engineers before we start knocking out walls. At this stage i was just looking for ideas so we'll be able to speak to the engineer about which walls we want to modify. Re: Old bank building 30Jun 29, 2012 1:57 pm Wow - what a incredible building with such gorgeous potential. Glorious high ceilings - love it! Some great suggestions above too. I love the idea of putting in an extra wall to create a defined entrance hall - that staircase is divine; loving the possibility of opening up the living areas too. If it were me, I'd consider leaving the vault largely as it is for a pantry and just swap the doorway to off the kitchen. Could you divide the vault space up to create a utility room at the kitchen end, closed pantry at other end, and in the front utility bit add a door through to the kitchenette - converting it to a laundry and powder? If you're not able to remove old walls, did you see what Sophie and Dale did on The Block with opening up their dining room? We still haven’t decided on a master plan for the building yet but that doesn’t mean we’ve been idle. So i thought I'd give an update on where we are. When we bought the place it was obvious there was quite a bit of mould on the walls (hiding beneath the oh so beautiful 1970's wallpaper). We knew form the building inspection that the cause was the leaky roof that needed new "capping and pointing" and many its broken tiles replaced. $11k later and the roof is watertight. One of the many challenges about “the Old Vault” is the fact that it is in a tiny and remote town so finding tradesmen willing to travel to do the work is a challenge all of its own. Having fixed the cause of the problem it was therefore time to attack that wallpaper. OMG what a job. We made a number of Unpleasant Discoveries: 1. removing wallpaper just isn’t fun no matter how positive you try to be 2. The Mould was far far worse than we imagined. When we go the paper off some of the walls were almost black with it 3. the brick walls are rendered with what we think is some sort of plaster. Whether through age or whatever the render is very very soft and any slip with the wallpaper scrapper results in a large deep gouge 4. 14ft ceilings are all very nice UNTIL you have to work on them 5. see point 1 Along the way we’ve also installed a new kitchen. Although it will probably come out again in a few years time when we start the building modifications. Which brings me to the latest building modification plan (I think we are up to number 237). The one thing we have been consistent on is the need to expand the kitchen area to give us a more open plan style living space. That’s not á theme we’ll continue throughout the house but for the kitchen / dining it’s a “must”. So the plan is to remove the internal walls between the kitchen and dining room and extend the external kitchen wall out to the same level as the dining room.
