Browse Forums General Discussion 1 Mar 02, 2012 11:43 pm How long should it take to build? We are currently building with Platinum homes and it has gone so slowing. We started the design work Sept 2010, the slab went down Sept 2011. The roof has just gone on and they are doing electricals. Based on your experience how much longer should it take? (4 bed, 2 story) How long to build???? 2Mar 03, 2012 1:56 am Wow that's really slow. I'm building with Carlisle homes. Slab poured on 18 jan 2012, frame completed 10 days later. Brick completed 2 weeks ago. Painting and cabinets last week. They are laying the tiles at the moment. PCI expected in 4 weeks. Handover in approx 8 weeks. I almost can't keep up with everything that's been happening in the last 6 weeks or so. Perhaps it's a good thing that it is going a little slow.. that way you can monitor every step closely. Oh by the way we r building a single storey that's probably why ours is that much faster too. Re: How long to build???? 4Mar 03, 2012 7:41 am It depends on where you are - you're not in Sydney, north east NSW or SE Queensland are you? The part that can be most easily affected by weather is getting to lockup and we've had a lot of bad weather over the spring/summer in large areas of eastern side of the country. Once you reach lock up stage the weather generally isn't going to be a factor for most things and the build -should- go more smoothly (I'm not necessarily saying that it will, but it in theory should). You should have a maximum build time on your contract after which the builer wll be liable for penalty payments, although if you are in one of those rain-affected areas then you can basically throw that out of the window as there will be a whole bunch of rain-affected days the builder will claim for. Some people apparently have nothing better to do than comment on other people's sigs. Re: How long to build???? 6Aug 05, 2012 3:56 pm We are still going, the builder is only doing 2nd fix of electricals now. I wouldn't recommend Platinum Homes (Builton Group) they are extremelty slow and have stuffed up so many things. Probably could have built the house in half the time if they did things right the first time. Re: How long to build???? 7Aug 06, 2012 9:53 am Yeah, from what I can tell with the major builders it's 18-30 weeks as a general timeframe. I visited my block 2 weeks ago - the house on the block behind is the first in my stage being built, on that day they were just pouring the slab for that house, a Hen. build - looks like a Lexi 4. Took the puppy out to run around and check the block on Saturday, and it already had the full frame and roof up. Once they get going, they just plow through the work. Probably could have built the house in half the time if they did things right the first time. Perhaps they are slow/low payers and are having trouble getting good subbies, evident by your referral to mistakes. When I built a few years ago there were time over-runs mainly because the supervisor was a drunk and his subbies were arrogant, confrontational and had to re-do their work again. The experience was enough to deter me for life Arfur Re: How long to build???? 10Aug 06, 2012 11:40 pm Wow I wish ours moved that fast. What state is that in? I'm in Perth. We have built 4 times before this in SA, and never experienced anything like here. I'm not sure if it's usual for Perth, or if it's just platinum homes. Congratulations! Nice to put that to bed before christmas, now you can relax 3 7181 What? It's a lighting question, the control joint is only needed at 12m centres, a bulkhead or change of direction will suffice as a 'break' in the ceiling, just make… 8 8580 Thank you so much everyone. This all makes a lot of sense. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 7 17608 |
