Cracking due to soil movement isn't usually covered past the initial 3 months (although some builders extend that to 12 months), but if it's due to faulty work, you might have a case. Do you have access to a copy of the building contract? Landscape irrigation is probably nothing at all to do with the builder. If the work was done by a landscaper, they may be prepared to rectify faults, although there's probably a time limit.
