Browse Forums General Discussion 1 Feb 19, 2012 1:56 pm We built our house with Scott Park a little over three years ago and noticed after the first year that we started getting some pretty big crack in the walls (mostly under the cornices and along door and window frames). We were told this was pretty normal after the first year as the pad/house settles and Scott Park sent a plasterer to patch up the cracks. We have now noticed a couple of years on that these cracks are becoming a lot worse to the point where huge chunks of plaster ( some bigger than a 50cent piece) are coming away from the walls where the cracks have gotten really big. We have also noticed massive cracks through the ceiling, in the actually cornicing and down wall corners. I'm wondering if this is normal or whether we can go back to Scott Park to blame on poor workmanship and get them to rectify. When the plasterer came out for the first year he mentioned that the plaster hadn't been taken all the way up the wall to roof line but just up to the cornices. Is this normal practise? On a side note we were also told when we had carpet put down that the concrete pad was poor quality (It was basically crumbling away). We built during the boom so not sure if a lot of short cuts were taken but we will definitely not be going through Scott Park if we build again. Re: Major plaster cracks in 3 year old home 2Feb 19, 2012 3:07 pm You should get back on to the builder and get them to have a look. You should be covered for up to 7 years for certain things. The building commission website has lots of info along with standards and tolerances. Have you concrete around your house? Make sure the over flow from your hot water service and air conditioner are running away from your house . Apparently water can cause these issues. Have a look on the Current Affair web site, I think there could of been a story on this problem. Last resort Consumer Affairs they may be able to advise you. Re: Major plaster cracks in 3 year old home 3Feb 19, 2012 8:15 pm Yes I would certainly get in contact with your builder. As Ruby said make sure you don't have water pooling anywhere around your foundation, this can and does cause problems. One thing I would suggest is don't immediately assume poor workmanship. The best workmanship in the world will not hold back mother nature if she decides to change her mind. Some pics of the cracks would be good to see also. Cheers Re: Major plaster cracks in 3 year old home 4Feb 20, 2012 8:13 pm a lot of houses get built on green slabs, especially when its booming .the slab gets pored ,the next day the frames are up ,the next day facia and gutter ,the next day the roofs on . they day after the brickies are there .Once the bricks are up the gyprocks in... its a pretty common thing for the gyprock and cornice to crack nowdays. Is this an engineers finding? I've had plenty of dealings with cracked plasterboard in houses, many of which have had an engineer inspect. Never once was the cause put down to a green slab. Majority of the time its something under the slab the slab that causes the problem or in some cases a water leak inside a wall.
