Browse Forums General Discussion 1 Feb 14, 2012 12:12 pm can i please ask, where does a certifier come into the process? We've been told to get our plans "certified" but I'm confused - why dot hey need to get certiifed prior to going to Council Approval? isnt it the council approval process that will tell s if the renovation is appropriate/complies with allr egulations/standards etc? is the council approval the same as "Certification"? thanks December 2011: plans drawn. Re: certification and council approval - Brisbane 2Feb 21, 2012 10:27 pm We will be going through this process in the coming months also with BCC. I assume the certifier ensures your plans comply with council requirements before going to council so it's easier/quicker for council as they would endorse certifiers approval and any issues should be picked up prior going to council. Re: certification and council approval - Brisbane 3Feb 21, 2012 10:52 pm thanks middo.. i think you are partly right, just seems expensive - we got one quote for $1300 to do certification - and that doesnt include the $400 for council lodgement! Re: certification and council approval - Brisbane 4Feb 22, 2012 8:56 am In NSW you lodge the plans with the relevant council and they get approved or rejected. The next step is to get a construction certificate either from the same council or from a certifier ( PCA - principal certifying authority ). For this you need your structural drawings from an engineer , the builders contract showing his name, builders lic. no. insurance policy for your job etc . When the certifier has all those details , then they issue the construction certificate and you can start building. If you have all these documents beforehand, you can lodge the DA and apply for the CC at the same time. I just find it easier to apply for the DA then organise the structural drawings and the CC while the DA is being processed. I'm unsure if this same process applies to Queensland though. Stewie To validate the certificate, I need to confirm if it aligns with the requirements outlined in AS1288 - 2021 Section 5, clause 5.23.1 & 5.23.3, AS2047-2014 clause 8.1 &… 5 1703 Hi Minho I have heaps of experience in Ku-ring-gai with both DAs and CDC ( this is the main area we build in).
