Re: Woodlands Edge, Wallan401

So we raised all of our issues with our SS only to then be told by him that we are not permitted on site without a sim0nds rep. Well we are on a corner block with the back block vacant so I pretty much have a 360 degree view of our house without even having to step foot on site and I don't need to be on site to see the dodgie brickwork through the fences!!!
Anyway my bf was a bit annoyed by it all and we decided we wanted an independent inspection to be carried out......that didn't go down to well with our SS what is wrong with all of these builders making it so difficult when you want an independent inspection.......if your work it as good as you say it is then you should have nothing to hide!
As of today we are onto fixing stage hopefully there won't be to many more issues moving forward!

Kitkat that sucks but know you are not alone with the SS not being happy about an independant inspector. The fact is you are spending more money than you ever have in your life and if we were all builders we would build the things our selves, as we are not how can we tell if something has been done acceptably! You get your inspector out, if he is confident in his work he will have nothing to worry about! By what you have said though it sounds like he isnt, if he is taking your concerns over the quality of the work done on your home and turning it around into you have no right to be on site just to distract from your issues and then getting pi$$y over an inspector then clearly he is not too confident! I would be calling an inspection company, we are using New Home Inspections who have come to us highly recommended (you can google them if you havent already found an inspector)
We have our frame inspection tomorrow, interested to see how that goes!

We are also using NHI and Robyn in the office has been excellent!
I had them scheduled to inspect pre-plaster but our SS would not allow it at the time we arranged as he would not be onsite and wanted to be present. Now plaster is about to start so even if we arrange for them to come on Monday when our SS is available it will be too late for them to see the frame. Things are moving soooo quickly, which is good in one way but bad in another, as it gives me next to no time to try and schedule a stage inspection by the time they have already moved onto the next stage and covered things up. Construction can not be ceased unless we refuse to pay an invoice but same thing, by the time I get the invoice they are already half way through the next stage
Anyway we will be having inspections at Fixing and PCI which I am already onto scheduling......just hope things can start to run a little smoother, over the stress!!!
Let us know how you go with Frame Inspection interested to hear how much the builders so called surveyors let pass!

How convenient that he is never available when you want to book the inspector ! NHI told me for our frame stage the SS doesn’t need to be there, they can do the inspection without them. My SS wanted to be there and so he wasn’t so difficult about the time, just made us reschedule once. He did make his feelings known about us getting the inspector though.
I am really keen to know the results of our inspection, so don't want to many issues as our SS already told us straight up I don’t fix all issues the inspectors raise on their report, something about he doesnt always agree with the findings or something I don’t even know what that means and to be honest felt a little intimidated to ask, I am dreading having to have to call him if any issues do come up cos I may be hitting a brick wall... I really hate felling at the mercy of the SS.
Speaking of Brick walls, they started our bricking the other day, just the lower level and so far looks like a pretty decent job to us atleast (touch wood )
Let’s hope your SS doesn’t get difficult in booking in your next lot of inspections.

I cant stand that! They make us feel bad just for wanting to make sure our house is being built to the proper standards Excuse me.......but last time I checked I was the one paying for all of this!
I cant believe your SS said he does not have to fix everything the inspector addresses, makes you feel like you are just waisting your money then if he isn't even going to take it seriously
Well lets hope there isn't too many issues and that any the inspector does find your SS is willing to fix !!

Those of you who are using NHI, do you mind if I ask how much extra they charge to go out to Wallan?
Brought first house in 2008.
Built in 2013.

I can't believe these SS's! Do they have to fix the defects? Depends on the defect I suppose, but if it's not up to standard, as in building code of Australia and Australian standards, then yes, they have to fix it!
And I can't believe they won't let you inspect before continuing on! Really, if you told them you are having inspections then they have to allow for that! Granted if you drag your feet then they might move on, but ok frames done, bricks tomorrow, inspection or not is a bit much!

Frame Inspection Done!
The inspector came up with 12 issues, they all seem quite small and easily fixed so hopefully the builder will just fix it cos some of the issues go against australian standards... see how we go, the report has been sent to the builder.
It did state that over all the build and the quality of materials were to a high standard so that is good to know!

Hopefully your SS will be onto it ASAP jpc.....seeing as some of the defects were against AUS standards, he cant talk his way out of them!
We had a meeting this morning with our SS, talked a few of our issues over and came out very happy with his response's so all is smoothed over now was worried he was going to be a little awkward and hard to deal with after our blue last week but all was good he also told us he was more than happy for us to have more independent inspections moving forward as in his words "he has nothing to hide" so should not have any more issues there.
Our whole house was plastered over the weekend bricks are being washed today, kitchen and vanities installed this week along with all of the architraves and skirting boards. We should be onto final stage by next Monday and our SS estimates handover to be end of January but we will have a better idea as it gets closer.
Cant wait for the Christmas and new year sales to start........time to SHOP!!!

Well we still have not heard much about the defects picked up in our inspection (Oh and Stormjr I absolutely agree with what you said about the issues should have been picked up by the mandatory inspection...concerning indeed) I emailed the report to our admin person who said to email it to someone else who said no not to me, I will email it to the SS and another person to look into. Hopefully we will hear something back soon!
Kitkat, your place is flying along at high speed, end of JANUARY!! thats only 2 months away, how exciting. So maybe your SS was having like a bad day (or bad week) and he has mellowed out now cos you seem to be getting a better response from him re your issues.
I am hanging for the end of year sales too, when we moved out of our rental and into mother in laws place to save for our deposit we sold a bunch of our furniture so im looking forward to getting some serious shopping done.

Good to hear that quality materials were used on the frame. Hopefully they will correct the 12 issues fast do things can get moving along.
I hear what you mean about furniture I think our house will be pretty bare until we get the fencing done as council believe they are are not liable as it backs on to a reserve.. After several emails and calls, looks like we are up for a fortune.. will have to make do with the furniture we have which is a real shame as we were looking forward to a much needed update and shopping spree.

Been very quiet here lately, how is everyone going??... we have the slowest brick layer in the world... I think he is doing it on his own cos I have lost track of how long the bricks have been going but I think it’s a good 3 and we are not even half way there, seems to be doing a good job though! We also got word that we are getting a new SS as ours has left the company. Oh and the defects from the inspection are supposedly being fixed.
Lots more new houses have started and there is a house in 1A I reakon they will be in before Christmas. Garage door on and Driveway poured!

Good to hear some real progress is being made over on your side of town jpc - wrt the brickie personally I'd take a slower-but-good job over a fast-but-careless job any day of the week (same goes for everything in a build tbh as it's hard to pay any real attention to detail when you're in a hurry).
Some people apparently have nothing better to do than comment on other people's sigs.

I think we have the same brick layer! Must be close to a week now and about half the house is done, he's been left behind, external doors hung and plaster up! Yep, we got locked out of house today, was open last night, but locked up tonight!
Seen the same house, nearly done! There's getting to be a few close to finished I think

Be grateful for your slow brickies guys! I would of traded a slow one that did the job properly over the guys that we had slapped our house together in 4 days.....3 odd weeks later half the house is falling apart!!!!! I highly doubt any of them where even qualified!
We had another independent inspection and found 15 odd defects that are against building regulation! 12 of which are brick related....a few pretty major ones too!. Looks like majority of the house will need re-bricking now .
Our friends across the road got the best brick layer I have ever seen! he took almost a month to brick their 22sq mtr house but did an AMAZING job! not a single crack, crooked brick ect.... and he was so neat and tidy it looks like the bricks have already been washed sooooo jealous we didn't get him!

Kitkat that is horrible!! How unnecessarily stressful
Has your SS been accepting of the issues and willing to fix them? What are they thinking when they hire these tradesmen, and surely your SS would have seen the poor workmanship and clearly turned a blind eye to it hoping you wouldn’t notice. How sad that these sorts of tradesmen can be allowed to work on peoples homes and how immoral are they to know they are doing a poor job but keep doing it anyways!
Yes makes me appreciate our slow brickie more cos he really does seem to be doing a good job and is also very neat and tidy. Can't help but wish it would be a little quicker though.. hopefully this week he has made a bit of progress.
