Kitkat, we dont have fixed site costs and so they needed to do the soil test in order to determine our costs and then we will get our contract to sign with the price. I would have thought in your case with the fixed price that unless it specifically states that the price could increase once soil tests are done then it should not increase. That was the price they agreed to as their Fixed price and everybody signed that.
That would be my take on it but I could be wrong, maybe call or email your contact person at Simonds just to double check.
P.S. How frustrating that your friend just accross the roads costs are so much less than yours ... A few meters must make a big difference, sheesh!!

Hi jpc.....sorry I thought that was how it worked but had a moment of doubt. Hearing that alot of people are most likely going to have to have higher grade slabs and our fixed cost only included a Class M Slab with piers, but I double checked with our CSO and our site cost are completely fixed so no extra charges for us thankgod! We already got undervalued by $6,500 when the bank did our valuation which we then had to come up with
We also had the same issue as stormjr.....went for another block that was 8 blocks apart and the site cost were $7,000 more than what we ended up paying with our block!
Our bloack still looks like it has a lot of work left though. We are on the far end of 1A and are yet to have retainer walls, driveway crossover or leveling. Looks as though they are working there way across as the entrance side looks just about done
