Browse Forums General Discussion 1 Jan 18, 2012 5:28 pm hopefully someone might have some better insight to what rights we have to have this resolved we purchased our block with all good intentions of there being all required services - water, electricity etc however we only have gas, fibre optic and reticulated water - so we are missing mains water and electricity this is because our block was one of a subdivision and these connection points are on the corner of the other block our builder is trying to make us pay for the connections which is over $4000. should it be up to the developer who sub divided the block to fit the cost of these connections? do they have a responsibility to make sure these services are available to our lot? is it a requirement by council to have these there to approve land registration? please help clear this up MDJ Homes - Bordeaux 14 + now with improvements Re: subdivision services missing- what grounds against devel 2Jan 18, 2012 5:54 pm Don't know about NSW,l did a subdivision in vic Mitchell Shire.To get permit for division l had to bring services onto each block.Electicity and Water, Telstra cables were on the same side of the road as divison,Gas was not a compliance,l would talk to council first,that way you are informed as to your rights.Goodluck Re: subdivision services missing- what grounds against devel 3Jan 19, 2012 9:33 am In Vic you get a form called section 32. It describes the services on site whether they are connected and if there is any money owed by the current owner for those service. Do you get the sme/similar in NSW? If so, what does it say? If it says they are available then I would say you may have a case. In any case $4k is a pretty standard amount/allowance for service connection. We did a knock down rebuild and already had water and underground power + gas on site but the connection fees were still $5k. Sorry but you have a crap builder. Probably too late now.
