Browse Forums General Discussion 1 Jan 05, 2012 12:43 pm Hi, I have a 6yo brick veneer house and I've noticed a couple of places in my house where the cornice has dipped down. I soon noticed that the spots where 2 "dips" were side by side they were 600 apart, so I realised it's happening where the bottom chord of the truss crosses an internal wall... I can feel the dip in the ceiling gyprock adjacent to the cornice. Putting my level up there it will rock over the bump. The sag appears to be about 2-3mm.. Looking up in the roof nothing appear out of the ordinary. The brackets where the top plate joins to the bottom chord of the truss look ok. The worst spot it's happened is actually where my A/C Intake vent is in the hallway. It's attached to the bottom chord of the truss but I can't see how this little weight could cause a truss to sag. My house is 11 odd metres wide single storey, so the truss is covering the full 11m span. It's only happened in a few specific spots, maybe over the past 12 months or so. So is it likely that this is just expected settling/sagging of the truss? Could could it be the gyprock itself swelling from moisture if something making it look like the truss has sagged? Or is it something different or more sinister? I'm getting the builder out to take a look but they're all on holidays at the moment. I had a termite inspection recently which came back clear. I'm not a fan of gang nail trusses since they were found with * nail-plates and slowly coming apart. Ive also seen a nursing home with the trusses bending sideways due to lack of bracing, where they have had to tear the roof off in sections, straighten and add more bracing.
