Also hadn't been built in a display home yet and we really wanted to see a version of it built. Re: Making first contact - recently bought in Dandelion Stre 25Jan 28, 2012 8:38 pm Hi Kareinaf How did your meeting with landscaper go I'll be interested to hear. We visited de Lorenzo today for about 1.5 hours. I think we've decided on our ensuite, main bathroom tiles, floor tiles. All so far within the standard sizes and selection so no extra as yet!! Still to decide on our carpet, outside tiles for front patio and house pillars. Also my mums bathroom...... will let her help choose!!!! I have to say I had a headache afterwards and we still have to find downstairs toilet, laundry and mums bathroom!!!! It's doing my head in!!! Still waiting for bank valuation......hope we hear Monday!!!!!!! Re: Making first contact - recently bought in Dandelion Stre 26Jan 29, 2012 8:50 pm hi there RuthiM! Landscape meeting - well, actually a bit of a wake up call really! great guy (LandArt - beautiful work), very professional and really on the same page as us, but I am not sure if he will be in our price range somehow...we want a very simple, palm springs look to the backyard with a pool, cabana, desert style plantings such as dragon trees, palms, yuccas etc, some lush soft lawn and some very white stone paving, but there are a number of structures, water feature etc that we really want as well which we may have to do in stages. We shall see what he comes back with! To be honest, it all really relies on the bank agreeing to our on completion valuation and giving us the full amount we need - so I will be VERY interested to hear how you go as it sounds like you also went out of the design of the house a fair bit as well. Well done you at di lorenzo - you have done really well! can you believe how much there is to choose!!!! We have chosen one tile out of the standard range, but the one that is outside the standard is not all that much more but it will require a special laying technique due to being larger format 600 x 600. Gosh its draining though isn't it!!! I actually do enjoy the creative side of this - putting different tiles together and looking at different options - each one changes the way the house will look. My problem is deciding as there are so many beautiful tiles there! are you putting in a pool? We really want one and have just discovered that fibreglass are cheaper ( by like, heaps!) than concrete. We are looking into a company called Narellan Pools who seem to have a very good reputation - no complaints to be found on the www anyhow I would be intrerested to know anyones thoughts on fibreglass pools actually - I have never had a pool before and want my first experience to be as idyllic as I imagine it will be lol If we go down this track we may just be able to have our cake and eat it too......but we want to be sure that we won't be sorry so will keep you posted with our investigations. Hi there Onewheel! definitely check out the PGH bricks, there are some nice ones. We don't have very much exposed brick on our place at present as we are rendering the majority, but whatever brick we do have we will probably go with the espresso from pgh. Right now, I just want my final tender through so that I can get bank approval and know where I stand.... the waiting is a bit tedious, I just want to be finished with this part and get moving with the fun stuff! Re: Making first contact - recently bought in Dandelion Stre 27Jan 29, 2012 9:24 pm Hi karienef, Yes we also want a pool, never built one before, we are going with concrete as we have been told that with fiberglass have to put the water in as soon as pool placed. Can't do this while building, and can't put the pool in afterwards as probably will be houses built around and no access, pool would have to be craned over. With concrete can be made before house built and then fenced off and finished afterwards. If anyone has more advice would be good to hear!!!!???? Concrete is expensive. Your backyard sounds lovely, I just want very basic, going with hedges, I am not a garden person!! We do want veggie patch in the backyard...kids are very excited about this!!!!! I also want a nice water feature like in the display homes. Visited the Impression again today at home world!! Took the in laws to show them. It so nice to walk around and dream this will be our house!!! My husband wants a laundry chute!! Cost is about $2000.... I can live without this! Hoping the bank gets back to us tomorrow!!! can't wait to get everything started!!!!! Re: Making first contact - recently bought in Dandelion Stre 28Jan 29, 2012 10:37 pm RuthiM Hi karienef, Yes we also want a pool, never built one before, we are going with concrete as we have been told that with fiberglass have to put the water in as soon as pool placed. Visited the Impression again today at home world!! Took the in laws to show them! Hi karienaf, ruthiM, Just an info, pool will cost you around $50k, got few friends who are doing it, if you want, I can ask them the info. The pool company will always say around $25-30k, but at the end everything will be $50k or more.... Can't wait to see the new Impression at Homeworld, will check it this week... Re: Making first contact - recently bought in Dandelion Stre 29Jan 31, 2012 10:53 pm Thanks willcres some more info on pools would be good!!!! Re: Making first contact - recently bought in Dandelion Stre 30Feb 04, 2012 11:04 pm hi all! Still waiting on our final floorplans - got our final tender last week and have passed this on to the bank as a starter, but as you all know, they want that signed contract and that feels so damn far off! Until we get that, we really can't make any further plans (dum de dum - hurry up) RuthiM, I just read your blog and see that the bank gave you approval for full build - congrats I understand how HUGE that is Hoping I will be able to report the same in a couple of weeks time. How long did it take for them to come back to you? How nice is it to wander around the house and visualise your own(!!?!) I do love some of the things about the new Impression 40. I don't know if I would want to be paying the extra for everyone else to have ensuites though! We are still looking into pools - we are quite lucky as we will have a 3 and a bit metre side passage so we should be fine with whatever we decide to go with - tell me more about the issue with fibreglass at your place? I can't quite understand because if you were putting in a pool to an existing dwelling, would this not be the same situation...? Obviously we will need to check up on this one ourselves to be sure we can actually do it. can't wait to get this in the bag and started! Re: Making first contact - recently bought in Dandelion Stre 31Feb 05, 2012 2:55 pm Hi karienef, Getting so close to signing now....should be this week! Good sign that the bank valued house so well.....ope you guys have the same luck!! Apparently with a fiberglass pool you have to fill it with water as soon as it is put Into the ground....which means it has to be in working order with filter etc. With a Concrete pool hole can be dug out concrete poured and then left until house finished to finish off. So if you left the fiberglass pool until your house finished there may be other houses built around and unable to truck the pool directly to hole have to crane pool over house. Well that's what we have been told if anyone knows any different would like to hear. Re: Making first contact - recently bought in Dandelion Stre 32Feb 07, 2012 8:08 pm Hi RuthiM, How is it all going? Any further progress since this last post?! We got very lucky on Sunday! We went to the land to see how the progress with everyone elses house was going and there were our neighbours taking family photos on the land! we were all very excited, they have two boys around the same age as ours so they ran off playing on our vacant lots instantly lol they are lovely people and I am so glad we got to meet them. Not so lucky Monday. We got our plans back but unfortunately there were a couple of things that were not going to work for us so we now have to do a redraw which is going to change the tender and put us back another couple of weeks - poo. We did only settle on our land in late november so we are ok for time, but it is so frustrating to not be moving forward, I just want my house lol! We are going to the pool show on the 18th so we will find out more about pools there I'll let you know anything we learn! I actually wanted to ask you about the school if you don't mind. Steve and I were hoping originally to send the boys to John palmer school for primary and then Rousse Hill Anglican College for High school, however Steve is worried that they won't get in if we wait till high school. What are your thoughts on this? Was it hard to get your first child into the school? Re: Making first contact - recently bought in Dandelion Stre 33Feb 08, 2012 1:03 pm Hi! Just thought I'd drop by again. Great to see things are starting to happen around here! We got back our final plans yesterday and we had a few changes / questions and we have already been emailed the the revised plans, so definitely happy with the speed of our builder! Our land hasn't even settled yet (was meant to be yesterday, but more than likely Friday / Monday) but it's all systems go after that. We have now moved out of our old house (and out of Sydney!) waiting patiently (?!) for our house to be built, so I'm basically wishing the time away now. Well, not true - we'll have some exciting and fun times ahead with choosing things for the new place, but can't wait to be moving back to Sydney - and more importantly - to The Ponds! Building at The Ponds (NSW) in 2012! Re: Making first contact - recently bought in Dandelion Stre 34Feb 11, 2012 1:26 pm RuthiM & karienaf Both of your building projects seem to be progressing which is great. I just have to keep reminding myself to be patient, paperwork takes time but as we are excited about our build it sometimes seems like it is moving slowly. Just hope the rain eases off when building starts. We also want a pool but hubby wants a concrete one. So we need to get this organised before the house built starts. I have a friend who got fibreglass, they had no side access so they had to crane the pool over the 2 storey house. All went OK and they love their pool especially as it has the built in pool cleaner. They used Narellan Pools. We are still trying to get quotes....difficult to get a time to meet with anyone. We are also going to the pool show on the 18th/ 19th so hopefully we will get some more info so we know what we are in for and hopefully more contacts. As willcres has said, we are budgeting $50K for a pool so hopefully we can get what we want. As for the house, have decided on Austral Symmetry Asphalt...it is an upgrade with Wisdom and we decided to go ahead as that was the only brick I really liked. We are waiting on a 2nd draft of the plans, hopefully they will be all correct and next step contract signing. Our land finally was registered this week so we settle on the 29th Feb. The back to the bank for the construction loan. Lucky my hubby is a mortgage broker so he sorts all that stuff out and I just have to sign my life away, lol. Saw the Impression at the new Homeworld at Kellyville, very nice indeed. We built the Wisdom Majestic 40 - moved in! Hi there! all sounds great! We are at a bit of a stand still at present due to some changes hubby needed to make to our final floorplans :/ so now we need a new tender and floorplans in order to sign off and go to contract. This has delayed us a fair bit so I don't think we'll be moving in till December now. Where abouts is your land in the Ponds? Re: Making first contact - recently bought in Dandelion Stre 36Feb 17, 2012 1:39 pm Hi Karienaf, It's frustrating when things aren't happening, isn't it? I said that our land was going to be settling last week - and it still hasn't! The vendor's bank has been so slack - but apparently it's happening Monday or Tuesday now. Pfft!! Hurry up already! Our land is on Turon Cres. We have signed off on final plans so we'll be submitting to council hopefully next week, and I'm told that they are taking about four weeks at the moment, so that's not too bad. I'm still tossing up on whether to go floorboards or tiles - I really don't know what to do. Probably leaning toward tiles, but still not sure. I really wish someone else could make all the decisions for me sometimes! If I was rich I could get a designer to do it all for me, but I guess that'd be taking the fun out of it, right? Silliest changes that needed to be made but if they weren't made now would have been more annoying in the long run! RuthiM - We went to pool show as well! we got quotes from a number of companies, waiting on our quote from Narellan but I have a feeling that is who we are going to end up with who is going to do your pool? Re: Making first contact - recently bought in Dandelion Stre 38Feb 20, 2012 3:05 pm Karienaf - I think I'll be enlisting friends and anyone else who's keen to make the big decisions for me! I've been looking at countless pictures of kitchens etc., To see what colour schemes work best and what isn't going to date too easily. I like a white kitchen, but some of the dark / white kitchens that I've seen on here look fantastic too. Good luck with getting your revised plans back. We went back and forth a couple of times, but you're right - its so worth it, cause you now if you don't change it now, you'll regret it later. Also, we are getting an outdoor spa. I'd love a pool, but it's just too much and we had a 12 person spa at our old place and we were happy with it, so at least it's something to splash around in. Good luck pool shopping - sounds like fun! Our land isn't settling today or tomorrow - again. This is beyond frustrating. It's now 'overdue' for three weeks now! Fingers crossed for Wednesday. Building at The Ponds (NSW) in 2012! Re: Making first contact - recently bought in Dandelion Stre 39Feb 20, 2012 5:12 pm Hi limesoda, How frustrating for you being held up with the land!! Hope all settles this week!!! Hi Karienef We are also going with Narellen pools. The salesman was sooo good and sold us on the fiberglass pool. Says it will be ok to put in before the house is complete. Just hope we can fit the one we want in our yard where we want it.... going with a 3.95 x 7.3. Waiting for his quote hopefully today tomorrow then sign contract for bank and hopefully it's all sorted this week!!! Just want to get it all started!!!! It's taking sooooo long!!!!!!
