I am buying a property in WA where, on transfer all properties must have at least 2 RCDs fitted. I also stipulated this on the Offer and Acceptance.
The vendors, lawyers acting as executors of a deceased estate, apparently attempted to fit the RCDs but it seems the electrician had an issue with the wiring, as a consequence Western Power have issued a work order for the electricity to be disconnected.
Now, one would assume that the house is no longer in a state or condition as per the contract date?
And that other contract items will not be met, such as electrical items in good working condition?
... No, the lawyers reckon they don't have to do the work. Which implies I have to settle on a house that is uninhabitable.
Anyone been here before?
