Browse Forums General Discussion 1 Oct 20, 2011 4:10 pm Hi all. I'm building in Werribee through Dennis Family Homes and we have just reached Frame Stage completion. My partner and have strongly been considering using an independent inspector for each stage as this is our first home and we don't really know what to look for, in terms of problems with the build. We were referred to New Home Inspections by a work collegue of my parnter's sister, who said they had used that company and were very happy. I checked them out on this site and it appears 90% of the reviews here are positive. I advised our site supervisor that we were considering taking this option this week and he advised they use Darbecca Pty Ltd (Darren Love) and that if we were considering using that company we would be wasting our time. I looked up Darbecca on this site and have also noticed a number of highly positive comments and reviews. I've also read here that Darbecca and New Home Inspections know each other or something, which makes me wonder: Should we be really spending $1500 on an independent inspector, when the inspector being used by our builder is already so highly praised? Will we be wasting our money? Also, if we choose not to include an independent inspector, are we able to communicate with Darbecca outside of our arrangement with Dennis? Would this be a better option? Thanks for any advice you can provide! Re: Advice - independent inspectors vs. builder's inspectors 2Oct 20, 2011 4:30 pm If your builder is the one paying for that independent building consultant, then how can that building consultant be "fully" independent ? Also, if your buider is the one paying for the building surveyor, then the surveyor cannot be "fully" independent. Re: Advice - independent inspectors vs. builder's inspectors 3Oct 20, 2011 4:45 pm If you were an inspector and you got tens, if not hundreds, of thousand dollars of a builder how would that stack up against a once only fee of $1,500 from a house buyer? How keen would you be to argue the individual house buyers case? The Harder You Try - the Luckier You Get ! Re: Advice - independent inspectors vs. builder's inspectors 4Oct 20, 2011 4:55 pm I would definately be using your own independant building inspector. When it comes to the inspection stages organise a time with the inspector & site supervisor as well as yourself on your terms and no-one elses. Re: Advice - independent inspectors vs. builder's inspectors 5Oct 20, 2011 5:06 pm It would be worth asking exactly when the builders inspector is in. With most builds it us probably just prior to completion. Your inspector would pick up errors at an earlier stage before issues are covered up.
