Browse Forums General Discussion 1 Oct 02, 2011 9:44 am Hi, I had visited my house under construction yesterday and found a couple of defects. I found a little wedge on the bottom of the window sill on the rendered facade. Also the tiler has got it wrong in my ensuite and bathroom. I had signed for glossy porcelain tiles to the walls and matt finish ones to the floor. The tiler has installed matt finish to the entire walls of both the ensuite and bathroom. I reckon, glossy porcelain tiles cost slightly more than the matt finish ones - I can't tell for certain as the contract doesn't give me a price differential. Has anyone been in this situation ? My personal preference would be to get the stuff what I had asked for ? I know it would amount to ripping off the wall tiles and putting in the glossy finish ones. Is the builder liable to compensate me if i didn't get what I had asked for ? Any advise would help. Thanks JT Re: How to deal with builder mistakes 2Oct 02, 2011 12:39 pm We found out that the builder had been delivered the wrong tiles before they were put on the wall. When we pointed it out to the SS he said it wouldn't have mattered to us if they had gone on the wall as they would have just taken them off and re-tiled with the correct ones. Re: How to deal with builder mistakes 4Oct 02, 2011 1:13 pm Because we caught it early they did put the tiles on the wall. They just didn't seem to think it was a huge issue if they had to retile. They actually didn't bother to pick up the wrong tiles which I have since used for other jobs. The Harder You Try - the Luckier You Get ! Re: How to deal with builder mistakes 5Oct 02, 2011 4:45 pm Hi Jims 2020, First and foremost you must speak with your builder immediately and don't leave it!!!! You need to clearly articulate your issue with the wedge (as there may be a valid reason on why it was used) and state that the tiles that have been delivered are incorrect. You need to get a response from the builder on what they are going to do to address your concerns. If you don't get a satisfactory response you will then need to document your concerns in a letter or email to your builder (or company owner). You must clearly state your grievances with the builder and use factual artefacts to support your issues or concerns such as photos, contractual clauses, Australian Standards or best practice. Another thing you can do if things are not addressed adequately is to check your contract to see what the final milestone payment states and if there are any clauses centred around client satisfaction on completion. I hope that helps but I can’t strongly recommend enough that you speak with your builder first, as there is a high probability that he is happy to help. Cheers Mickey Re: How to deal with builder mistakes 6Oct 02, 2011 7:42 pm I would tell them tomorrow in writing as well as ringing them. We have gloss on the walls and matt on the floor, their was no upgrade in prices. As soon as you see something that's not right let them know. Sending an email as well, is the best idea as you have proof in writing of your request to have the job rectified. Hi Mofflepop, I would recommend finding a building designer to prepare plans, they should design to your specified budget. The benefit is you can tender the project out… 9 20413 Hi, did you get any money from insurance? if you did, does it match what you've already paid the builders? 3 9565 |
