I'm about to build a house in perth, so will be double brick and tile. I'm looking at doing the house to Lock up stage by a proper builder so to speak, then do most of the finishing myself as i have trade skills etc. So does anyone know what that the ratio is in regard to how much the overall cost of a home is realted to lock-up stage?. ie would it be 75% cost to lock up, then 25% on finishing out etc?..or whatever?
I appreciate that home builders vary in cost due to their quality of fittings and what 'extra's' they have as standard, but if someone could provide me with ballpart figure of that ratio it would be appreciated Thanks Brian. We looked at this an approched the builder Ventura for a particular design they have. We were told "we will only drop one trade". It would have been painting or tiliing. They just weren't interested. I notice that you have no answers to your question. I want to ask the identical question. We are buiilding a smallish 3 bedroom house in the Blue Mountains, NSW. We have a builder who will build to lockup for about $150,000. We will then take over using our own tradesfriends, for want of a better word. So, we are wondering, like you, what is the approximate ratio of building costs , even as a rough percentage. I am guessing, that, if we use average quality fittings and finishings, then it will be about $50,000. or 25% of the total? We would welcome any feedback on the matter.... Re: home building cost to lock up stage- Perth 4Jul 30, 2006 10:44 pm Unfortunately it really is one of those open ended questions and depending on the house and what classifies 'lock up' then it could easily be 25% - 50%. That is, is electrical wiring, plumbing roughin included etc, maybe the strip flooring isn't down if a timber floor etc - there are just so many variables.
To be safe you really need to get all the quotes before you make the decsion and work out if you really will save money only going to lock up with a registered builder. Personally I doubt that you can, especially if you are not experienced as the finishing stages are really very important. I know it doesn't really help but there is no standard rule for this costing it is every job on its merite.
