The garage is under the same roofline. After speaking with the local council they advised the biggest problems will be water control. i.e. protection of the slab from moisture moving from the ground up, damp proof course in the brick and so forth. Taking a looksee at some rules and then having a squiz at my property, I can see black membrane has been installed under the slab (i dug round the edge a bit to find it!) so that bit is fine. However the brickwork for the garage has no damp proof course installed, no weep holes, and the slab for the garage sits a good 15cm below the slab for the rest of the house. From what I can tell, to bring the garage upto 'living' status with council, the floor must be 15cm above the ground level adjacent to the garage walls/slab. I believe the slab design for my property is a pretty standard and common one, used in heaps of homes over the past 20 years or so. So, how do i set about ensuring my garage is going to meet the BCA requirements for council approval to turn the garage from car space to living space? Do I need to install a raised floor? Can I somehow add a damp proof course? People must have done this with their garages with the same type of slab in place, got council approval, I want to know what you had to do to meet that water issues.
