I stop looking for a land to build on and started looking at buying a house near parramatta. Now I am back in the options of buying a a land. There is a piece of land at Kellyville Ridge that is up for sale at $379k. Re: Land at kellyville ridge 2Aug 24, 2011 8:48 pm I think Kellyville ridge/the ponds tends to be H class slab which may incur extra site costs for the slab, however the only way you will know is pay for a soil test, you could ask the neighbours what their soil classification was. The land looks flat and it doesnt appear that there a large retaining walls either side, so that is also a good sign. Maybe you could ask over on the KVR/Ponds thread, they may have more idea. As for the plan, if you like the layout then that is what matters, personally though I would forego a bath in the ensuite and use the space for a bigger shower, vanity and WIR, a bath is not a must have for me but a double vanity and a large WIR is important to me. I would also swap the kitchen and meals area around and open it all up into the rumpus room and try and fit in a bigger pantry, much more usable space. I would proably also get rid of the dining and extend the home theatre and either extend the bedrooms or put in a small study. As you can see that plan doesnt work for me, but if the plan suits you and your family then go for it, thats why we all have different homes Re: Laenough. nd at kellyville ridge 3Aug 31, 2011 9:20 pm Hi acpn2330, Land looks level enough, & it looks like there's a new house next door, so have you thought of having a chat to the neighbours regarding their build experience? Also, have you had a look at the contract, do you know if there are any sewer pipes or easments running through the land? By talking to the neighbours you can find out what class the slab needs to be. As far as the builder, try to look for a thread & see what people's experience & or opinions are of the builder concerned. That's my 2c worth.
