Browse Forums General Discussion 1 Aug 21, 2011 5:45 pm Having recently had our final inspection and handover, we're now in the process of finishing off the bits and pieces in and around the house. We'll be doing all the stormwater works ourselves, but we can't seem to find the sleeve that's meant to be under the slab of the house. We build right on the boundary, so according to all of our plans (which we've thoroughly checked), the stormwater sleeve should be under the slab of the house. There's concrete near the slab itself, and while we haven't been able to remove all of it to try and expose the pipe, we've dug deep enough to try and locate it. We've been unable to find it and are starting to worry it's not even there. I think my mind must've been preoccupied with the inside of the house during inspection, and paid little attention to the outside. In the event there's no stormwater pipe under the slab where it's meant to be, can someone please inform me what our options are; what, if anything, can be done to fix the problem, and whether the builder can be held responsible (provided they've had their final payment now), and what the HIA can potentially do about this. Help! Re: Stormwater sleeve issue 2Aug 21, 2011 10:02 pm Have you asked the builder if they did install it? Was it noted on the drawings and specification? Re: Stormwater sleeve issue 3Aug 23, 2011 1:30 am Are you sure its not covered by over-pour from the footings? Arfur Re: Stormwater sleeve issue 4Aug 27, 2011 11:13 am It has been found! Although not where the plumbers said it is. They had to come out and dig it up, so they could expose it for us. Tried to get the construction manager to do something about it, but it appears after a final payment and handover, builders want nothing to do with you anymore! So the saying goes - if you want something done well, do it yourself. A very poor building experience with these people! Re: Stormwater sleeve issue 5Sep 12, 2011 8:02 pm Hello - I've got the same problem. Do you know how far down the plumbers had to dig to find the stormwater sleeve? We've dug down about half a meter and about 1/3 across the front of the garage. Thanks! It wasn't where the engineers spec said it was, more like in the centre of the single garage and it was only about 200mm down. So if we had kept digging that little bit further along the garage yesterday, we would have found it. Oh well, now the stormwater drainage works continues! The good thing is that you know know. 3 4873 Grab a hose, insert it at the top of the inlet/down pipe and turn the water on and see where the water is escaping from. Then you'll know. 3 8490 in the stormwater pit or the drain? Those dont look like theyd fit in the drain. Separately, the pits do get stuff in them during the course of the build.
