im brand new to the forum and i just want to start by saying thank you to everyone on the forum! i have been reading this forum for a little while now and it has given so much information already! So my question is, how wide is too wide? to give some context, we recently bought a large block of land in a semi-rural estate in the blue mountains. we currently have a few "ranch style" designs in mind (both from builders, and hybrid creations of our own). the block itself is small in comparison (in fact the smallest in the estate) at 2600m2 (pic below). now we want a wider style house, but we also want to keep the "feeling" of a large block, by keeping sufficient side access. as you can see by the dotted outline box in the pic, that will be where the house will need to be centered (regardless of actual shape of the house). Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ currently we are looking at designs between 28m - 32m wide. would this make the block look too "small" by having a house thats too wide? The block is 40m wide and we have our garage on the boundary allowing 3.2m access on the side. IF you have a set back of 10m+ then 32 would be OK IMO Re: Maximum House Width 9Aug 11, 2011 2:48 pm Which way is north - on such a large block, can you make the long side face north or the main living rooms facing that way. I wouldn't worry about the long side facing the street. With so much space, you could even put the house on an angle to catch the sun. Re: Maximum House Width 10Aug 11, 2011 3:24 pm yeah i would prefer enough access down the sides to comfortably fit vehicles thru, as we will have a water tank at the back that may need to get filled from time to time (needs to have a 10kL reserve at all times for bushfire purposes).. would 3.2m be enough for this purpose?
theres no setback really, but the house must be within that dotted line square which would be the building pad... so the house would be about 15m+ back from the street (bottom part of the pic, basically south, so north would be our backyard at the top of the pic...) really appreciate the feed back.. We have 1m on one side whilst on the other we have around 5m - this is because we had an easement we had to take into account. It actually helped as it is now a great access driveway down to the rear of the property (brilliant for allowing trucks / heavy machinery to get down there as well). We ended up building our house in an L configuration with the garages being the shorter of the two straight lines to accomodate the easement. Some things are worth waiting for.
