Sutherland Shire Council. Our set backs from the side are 1.5m but have been told council could do 900mm. Basically we are looking at two story upstairs living with a big balcony to take in 180-degree view. 25 to 30 square metres would be big enough for the two of us. The design would also have to accommodate a drive through driveway so as we can access the back yard and that in mind a garage behind the house attached or detached. Because of our location we have to build under acoustic regs meaning double glazed windows sound proofing the walls etc. Our budget is between 250K to 320k. Any information would be grateful thanks. I think it's 8.5m wide. there are quite a few builders who do narrow block builds now - have a look at the new Delfin estates and the builders who are prolific in there. I'm at Nelsons Ridge and some of the blocks are as narrow as 9m wide (it's compulsory to build a double story in this estate). The builders we looked at included Wisdom, Provincial, Sett, Kurmond, Cosmo, Casaview, Rawson. some of those builders are happy to build a non-spec house but others you must build to their set designs. As for cost, you may struggle to get a 30sq within your price range. To give you a rough idea, our build is costing around 260K and this was one of the cheaper builders of the list above, without adding any major upgrades apart from the upgrade pack the builder promotes. Land at Chermside At tender stage Re: Looking for spec builder to suit my block 4Aug 03, 2011 9:29 pm Just to follow up, we had the area builder from Hotondo Homes come out to have a chat about the process of building with them. He was very helpful and completely straight up about talking about all the other costs rather than just the cost of the house. In our case we are looking at around 100K for things like site costs and all those other nasties that get put in very small print that some builders tend to gloss over. Hotondo do custom design which is what we are after and he said for around 305K budget should get us 29 square build or 270 metres depending how you understand the numbers. So now we know we are looking for custom design builders and we are gonna do some more home work and talk to a few more companies and see if we can get that down a bit more. Hotondo site costs was 19K and I think that's a bit high given I've seen other builders for around 14K to 16K and in one case Carlisle Homes dropped 10K off their 16K cost. I have been thinking about a single story duplex , but like you finding a builder and starting off seems the hard part. Good luck and keep posting your progress.
