I have a block of land (still has old house on it) which I want to develop in about 5yrs or so. The block has a frontage of 21m and a depth of 44m. Over the length of the block, there is about a 2m drop in total towards the back (ie. frontage is the highest point and declines from there). I plan to put three dwellings on the block when I develop. My question is whether this slope is excessive and will cause problems and major extra costs during construction? I've seen townhouses built on a similar block of land with about a 5m slope - so it shouldn't cause too many problems. Someone mentioned to me that I may run into problems with drainage as the block is sloping away from the street. Re: Slope in block 9Jan 22, 2008 11:41 am You also need to be aware of the tax implications of becoming a developer and make sure you step on the right side of the line for that one once you get started.
Re Drainage - yes it needs to be catered fro and if you have lots of concrete, it is going to change what is already installed pipe sizing wise etc. Make sure you review all costs before you start diging.
