Browse Forums General Discussion 1 Jul 13, 2011 10:44 am As a newbie to the renovation/extension game, I really have no idea where to even begin. We are toying with the idea of adding an extra room & ensuite to our house as opposed to buying/selling again.
I know I have to seek council approval, but not sure whether this is done before speaking to builders or planners & getting quotes to see if it even viable financially to undertake the project. Can anyone give any insights as to the proper, or most liekly plan of attack to get this happening? Do we make some rough plans and take thatto a builder, or do they come out and see the site and talk from there? We are also able to help you come up with cheaper options as some architects will draw what suits them and not what suits you and this may reflect in the overall final price. Tell the architect your budget to ensure they do not go overboard. Several of them will not do it as it belongs to a small project. Westral comes and gives me a quote. Basically if building a new single room with ensuite, the cheaper cost including electrician/plumber/structure/removing exist decking is just below $50K. Price dose not include painting (inside), tile (bathroom) and floor. Westral will supply for the vanity/shower stuff which has included in the quote. I drew up, with pen and paper what I wanted, roughly to scale and then called a couple of local builders for quotes. The builder I chose then had the plans drawn up, submitted them to council for approval and did all the insurance paperwork.
