Even though you are renting to a friend, the best thing is to use all the standard forms, and get absolutely everything in writing, just in case something goes wrong. Make sure you do a full initial inspection report, and take lots and lots of photos - I took literally hundreds - inside cupboards, inside oven, appliances, gardens, whatever you can show in detail. If anything comes up at a later date that you disagree over, it could make a difference to your friendship if you have documentation to back you up. Good luck! All forms provided by the government for us to use free of charge. How nice of them!! First link gives you a list of all the forms, second link is the specific link to the tenancy agreement.
