Hi all,
Our block goes on title next month and we wont be starting building until the end of the year. Anyone know where I can get public liability insurance on the block?. Most places wont touch it as there is no house?

They prolly have removed it without informing me. If that's the case, then I have no public liability insurance for my vacant block. Its a waste of money. Say for example you have a hole dug out and not taken any precautions to cover it up knowingly . Person X while walking at night fall in and hurts his leg stopping him from working. You say you have insurance. He contacts the insurance company. They quickly pay him out. Now the insurance company will come to you and say adrian why was the whole there?? You say I forgot to cover it up etc. They will say ok Adrian we will now take you to court. Public liability doesn't work like car insurance. Could you image the state of the construction sites if it did. No one will give a dam. Just make sure you make an effort to keep it clean etc, and when you know there is something dangerous fix it up. Mortgage broker (family friend) said he'd never heard of this before, as hadn't our conveyancer. I tried NRMA as we have all insurances with them and they won't touch it unless i was an owner builder, i called several major insurancers and they all said no. I ended up speaking to an insurance broker who spent a fair bit of time on it and got it approved. Cost was approx $550 for 900sqm. Their insurer is QBE. Instrat was recommended to me by a govt agency (I think it was the financial ombudsman). About 8 months ago, I heard thru homeone about SunCorp offering free public liability insurance with their home/content insurance. Since I needed a content insurance (I'm currently renting), I ended up signing up with them and get the assurance that I have 2 public liability insurances simultaneously. A few days ago, my insurance with instrat was about to expire, but I also realized that Suncorp had mysteriously removed their public liability insurance from their policy, so I renewed my public liability insurance with them (instrat). I probably won't need public liability insurance when my builder starts building my house in a couple of months, because builders do have public liability insurance. I did google about public liability insurances for vacant land a year ago and www.landcover.com.au came up on the top result. Made a few calls to insurance and got nowhere (can't remember what happened, but figured it was just too complicated). So we got security fencing installed pretty much straight away. Yes, if someone really wanted to get in by force, they could, but at least it wasn't easy for kids playing around to accidentally come in after their ball and got themselves injured (mind you, on a level, harmless land and with no holes and dangerous places). Even though its fully fenced and has a closed gate with a sign that says "private property", I've found neighbors wandering around the place a few times. Cue their builders parking all over my block. Rubbish all over block (food and drink items) plus deep tyre marks from heavy vehicles on the soft soil. I guess though that if they hurt themselves on my block that workers comp would take care of them. My insurance is to cover those who are just out for a spot of trespassing...
