Poll 4Jun 19, 2011 6:49 pm This is kind of a pointless exercise in helping you determine how much to put away for site costs. People on here are from all over Australia and are building different size homes on different types of soil on different gradients using different building methods. Some will need retaining walls, some will have rock. You'll get answers from virtually nothing to close to 100k so not much of an indication for you. All sites are different so no-one can tell you how much to put away, you won't know that until you select your land and have it tested. Have a look at this thread.... compare to houses in roughly the same area or on the same soil type as what you'll building on, same house size and type (double or single storey) and same foundation technique e.g. slab. Poll 6Jun 19, 2011 7:35 pm There are so many differing factors which lead to site costs, and no 2 sites will be the same, even if they are next door to one another. Mine were $15.5K, sandy soils, no rocks, tree root barrier across the whole front of the slab, deepened edge beams along the garage wall were it was on fill. Raft slab construction for double storey. The land did slope from right to left and required 50cm cut and 50cm fill. Not much, but it adds up. No retaining walls done by builder, but we will put them in anyway. A friend of mine with the same builder in a nearby suburb is paying $55K, whereas someone a few streets away to them also with the same builder paid about $15K. You may find the perfect block which is flat, treeless, on non reactive soil and with no vegetation protection overlay and pay only about $10 - $15K, or you may not. The established Eastern suburbs of Melbourne are 'generally' hilly with lots of mature trees, so be prepared, then you won't get a shock!! Good luck!! Henley - Wilshire Mk 3 ... I love my house!! Special Requirements: ? ... plus things such as rock removal, tree removal/barriers, site prep if there is a lot of existing spoil/vegetagtion to remove (topsoil needs to go before they can start with the site prep), etc. will determine the site costs in the long run, so just saying "yes" or "?" in response to whether these are needed is not sufficient - you need to quantify these things to get any reasonable sort of response from anyone.
