I am currently working off shore and no phone access (well reliable anyway) to call some of the building companies so hopefully someone could assist as I wont be back in Aus for a few weeks If I was to buy a home & land package in one of these two suburbs do project home building companies A. build to lock up stage? B. Give reasonable deductions for work not requested to be carried out? Reason for this is I have time and experience doing the small jobs such as painting, landscaping, turf, paving and other smaller tasks like fitting taps or door handles and would like to add my touches to the home. Going owner builder is not what I am after at this stage. Any advice or recommendations which builders do is appreciated Thanks Bill. Re: Builders Gregory Hills / Oran Park 2Aug 12, 2011 8:11 am Hi Bill the good news is that both of these suburbs are not bound by a "set list" of project home builder, meaning you can build with whoever you like. With Oran Park there are a few more design restrictions which you must abide by and with both suburbs if you buy a specific block of land you may be up for more costs such as bushfire protection (oran park) and noise pollution protection if your block is on a projected main road (both) We have made many enquiries as to what we are allowed to do ourselves during the build. 95% of these project home builders all stated that we are not allowed to touch the main contruction of the house in terms of electrical, plumbing etc. unless whoevers signature is on the tender is a qualified plumber, electrician etc. and has a valid license. You are unable to get your brother, uncle, cousin, friend etc. to do any of this work unless they are the acutal ones buying the house. The "cost deducted" for the electrical (which is what we wanted to do ourselves) was not overly that great. As much as i would like to run all the wiring in the rough in stage, i think it would be best for us to just simply get the most BASIC electrical package and then run in everything ourselves later (downlights, change all powerpoints to saturn, install more powerpoints and switches and dimmers etc.) I think the best thing to do is to first: 1. find a house you like and consult with the builder of the home what you can and cant do, and then 2: find a block to suit that house! You will find that most things like landscaping, paving etc. are not even covered anyway in the costs and are all extras, so you need not worry about that. As for things like painitng etc. you might as well just get the standard package which has not extra costs and then go over it with the colours you see fit. Same for door handles etc. just get whatever is included at the base price, and then fit the nicer ones you want yourself later. this is what i have just gathered from asking questions and experience over the last 2 years of dealing with these display home people. others may be able to chime in and shed some more light! It is listed on Real Estate.com it is 641 sq corner block it is one of the largest blocks and in great position. Very under priced as owners need to sell so they can settle on their land jump on it quick as it was listed for 279950 now only 259950 and you get 10000 rebate from landcom . People should be aware of these great deals before they miss out like I did. I camped out and missed the block I wanted but I can' t afford this one as the bank will only give me 230000 its a bargain you could sell and make 30000 right away Your welcome to whoever gets it first.
