Our next door neighbour, building the same house with the same builder and the same site supervisor as us, had their handover last Friday. They paid in full and moved in on the day, only to discover that their ducted heating does not work. When this was reported they were told that it would be fixed yesterday (Tuesday) and yet it has not been done, so they have been living in this house for 6 nights so far without heating Do they just have to wait upon the apparent leisure of the builder to fix this? Shouldn't the builder fix it immediately, or are they entitled to call someone to get it fixed promptly themselves and pass on this cost to the builder? I would have thought that heating (especially during late autumn/winter) was an essential service, and given that they paid for it as part of the house they contracted the builder to provide, it ought to be something that was fixed immediately even if that meant getting someone to do it outside of normal business hours? We had an issue with ours two days after Handover - Company who commissioned Heating and Cooling said it is now a Warranty issue?! Called 'B' who classed as 'Dead on Arrival' and fixed within 24 hours - no further problems. Hope this helps....too cold at night with no heating. (I'm assuming its gas) A couple of friend have had their heating/cooling done and checked it worked but then had some other gas works done and it needed the gas turned off. Both said heating not working but it was just that the pilot had not been re lit. Other than that did they check it at handover? I'm going through and checking every light and power switch and every appliance in the house and outside. The trouble with checking if things are working prior to handover is that our builder won't put the appliances in until after handover and I don't think the gas is turned on prior to that. We had to deal with the individual suppliers on these items as they were warranty issues. I'm suprised the builder hasn't asked you or your neighbour to contact the supplier directly. It has been fixed now, however if anyone knows the answer to my initial question about what rights you have to expect it to be fixed immediately and not a week later I'd love to hear it just in case it happens to us! I had a similar issue with my fridge not too long ago.
