Browse Forums General Discussion 1 May 24, 2011 11:43 pm Hi H1 Team! We are preparing the final elements to demolish and start our customer build in Brisbane. Has anyone had experience with this. We have 2 certification items - demolition and then the new build. For the new build we need a relaxation on the side (neighbour) - we have just got this back (took only 5 days - very quick); we also now have the paperwork back from the certifier for the demolition. I asked the certifier how the new build certification works and they said they can't finalise that until they have certified the demolition (no issues). Today though they said to me that they can't submit the Plumbing and Draining to council until after the demolition is completed. We were hoping (especially now the relaxation has been approved) that we could move out of our old house in about 3 weeks (packing now); demolish and then also immediately start the build process. It appears though that we'll have to demolish and then wait for council to process the Plumbing paperwork (which we can't even submit until after the demolition??) - according to the BCC web site it can be 20 days (1 month extra rent!!) What have other people's experience been with this? I've seen plenty of houses where they demolish on a monday and seem to start the new building works that same week (how so?) Cheers Mark Re: Demolish and rebuild - Plumbing and Drainage approval (B 2May 25, 2011 8:36 am Can't help on the Brisbane bit but our time from moving out to demolition was 2 months as we had issues with getting the building permit approved due to an easement that could be seen on the plans we had. When it all boils down its site dependent as to how quickly things get approved as when you have issues that arise from proximity of neighbors it can take a while longer if you need more communication. In my opinion if you are working your rental budget on the exact time frames the builder has given for completion you are asking for trouble. Our build contract is 300days but I have allowed 18 months for completion. That way I don't get disappointed if it does go over by a week or month. Just let it happen and once the build starts you 'll be surprised at how quickly things progress to a point. if the original house is in good condition most of what you listed could be added in stages without the need for KDR and costs and disruption of having to live elsewhere… 1 13680 If there have been changes, variations, during construction then the drawings should be revised, the building permit amended and the current, as built drawings given to… 2 4487 Need more photos from around the house including your gutters.
