Anyone building in Marriott Waters - or knows anything about the area? It is a possible place for us to look to build, but cant find much information. No one I have spoken to knows much about the area and it's prospects for value for money, or whether it is a good area. I would be interested to hear from anyone that lives near there, or knows the area - or better still, is building there. We are going to have a loo around at the weekend. It looks nice on their website, but that's the only real info I can find. Would a house built here hold it's value? ( Or better still, be worth more than the build cost? ) Not that we are building to immediately sell, but future values obviously are a factor in where and what we decide to build. Thanks. There is another couple on here (Gav) who has bought a block .... when he sees this question I'm sure he'll be able to answer lots of questions about the estate itself. We have built in Melinton Estate (just next door). Just to give you some stats on the area ... apparently (you can check Bureau of Stats) .. the City of Casey is the 3rd largest growing area in Australia (behind a couple of places in Qld). train services and infrastructure out our way are still quite limited however there is a plan to put another train station at Lynbrook and upgrade the line into Cranbourne. Check out the city of Casey website ... it gives you lots of detail on the area and services the council offer. This may sway your opinion one way or another if you're interested in that sort of stuff. From a personal point of view, our land value has gone up by about $20k since we purchased the block (December 06) so I would say at this stage that holding value is definitely a positive at the moment. It's like any area though I guess ... it's a gamble and you have to decide whether you're investing or something else. We have loved the area since moving in ... it gets a bit windy at times but with so much space around at the moment it seems more prominent than other places. I imagine that once building continues and trees etc start growing that won't be such a problem. I believe Marriott Waters is going to be quite a large development with parks, shops, a school etc. so if I was to buy another block, i would be buying there rather than the Rise (which is on the other side of us). We decided on this estate as it was suited to us and we got quite a good deal on our block. Its not a large block however will suit the type of house we are looking to build. Theo nly thing about Marriott Waters that put me off in the begining was the fact that there will be a body corporate on the estate, however after a time we decided that due to the fact there will be (in the next 18months) a large gym, 3 swimming pools etc free of charge to residents we decided to go for it. All in all the process went quite smoothly and the people at the sales office are great. I belive however, that the stages they are opening (as was ours) only have a limited number of blocks (up to 10 or so) at a time. And they sell quite quickly. Also, the plans for subdivision have not been finalised and the title release on the land wont go through until June (hopefully) if not July. I think you will find it has gone up more than that now you have basically completed the build Amber... When we bought our block in May 07 we were told titles should be released late October at the latest.. Stage 1.. Well we have now been informed it should be by the end of this month January... Not a major hassle but it just puts our completion time out past the date I had hoped for. The land value in the estate is continually going up and in a big way. Which is fantastic for all concerned I think. Our land value has increased by upto 60K so far. So we are wrapped... All the other improvements that amber also mentioned are great too... Also Thompson Rd will eventually be a 6 way rd (3 lanes each way) and Marriot estate will also connect to the melington estate too, so there will be a short cut coming off the Highway instead of going all the way down to Thompson Rd during peak hour... yippeee Tony & Emma wrote: Quote: Would a house built here hold it's value? It will not only hold its value but will increase like any where else, just the percentages will differ depending on where you live. Personally though, if you are thinking of buying in there I would get in as early as possible. As the later the stage you buy in the land is generally smaller and dearer... As with any new land release. I have only recently found out how much the differences can be... Ditch the second home option as it'll leave us pennyless in the short term, and just build on our original block in Berwick. At least that way we get to live in a nice house. We'll 'worry' about nivestments later. All excited now. We know what we are buklding, and have costs from when we looked before. Just got to sign up now. Pitty the land title is so far off. We're looking at a handover date of June 09 at the moment.
