I've got a prefab home, its about 4 yrs old so still under 7yr guarantee.
I've got the kitchen coming away from the wall, cornices coming loose, and some minor cracking.
There was some water under the house due to massive rain, but unsure if this is the cause.
Curious if anyone can tell me where I stand?

Have you contacted the builder? Your first step would be to contact them and give them an opportunity to come and rectify the problems, assuming they are all due to 'normal' wear and tear.
Excessive water under a a house can definitely cause movement and cracking. It would need to be determined as to whether the problems are the builders, or outside issues.
