Just wondering, can anyone tell me about the process of having an independent inspection done on your build, specifically what happens if/when you need repeat inspections?
We have just had an independent inspection done on our house, which confirmed a number of rather major defects we were aware of and uncovered some we were not aware of. Specific to one in particular, we visited our home on the weekend to discover someone has attempted to fix it...and botched it just as badly as was done the first time
So, we will already have to get the house inspected again once the builder is done "fixing" the issues we have raised, to ensure that they are in fact done properly, and we will probably have to have it inspected again after that as we are already aware of at least one thing wrong.
It seems entirely backwards to me that we should have to continue to pay for inspections to show/prove that the job wasn't done right the first time, or the second (and god I hope there isn't a third or fourth)!
Is the builder required to give you any kind of proof to show that things have been fixed to a satisfactory standard or are you just supposed to take their word for it? As an example, we have been pointing out to our builder that there is water damage and mould in the roof of our ensuite for months and we have been told again and again that the initial problem (a cracked tile) has been fixed and it is no longer an issue. The mould was left to spread until a short time before PCI when it was bleached and painted over, which isn't a satisfactory fix in my book, especially as the ensuite roof gradually worsened to the point where it was mouldy in three corners of the room, with the paint peeling off down one wall and now the independent inspection has uncovered that the roof in the entrance hallway is so wet that it has sagged away from the nails and left a hole in the roof. There are two rooms between the hallway and ensuite, so it could well be that there is water damage in the roof to the entire front of the house
Will our builder have to show us some kind of independent report to prove that this has been fixed and there is no longer moisture in the roof that will cause problems down the track, or is simply painting over it in the mean time acceptable? The inspector we paid said he cannot get into the roof to check for water damage, are we supposed to find someone else to check it, and at our own cost?
