Browse Forums General Discussion 1 Apr 21, 2011 5:04 pm Today was quoted about 15,000 as a estimate for site costs for our block of land which is almost flat then about $30 000 in possible costs due to sewer pipe being in the start of our land and extra bricks and cementing to be done in this area in order for the house to be stable. Wow thats not even including BASIX. I think our dream double storey has gone out the window so looks like its back to a single storey! Just surprised at the costs involved! Going to be doing all the flooring ourselves I think too as I think $15,000 is a little too much. Anyone done tiling themselves in a one storey ?! any ideas what this can cost with also carpet to the bedrooms? Stuck on what the difference in price will be between floorboards and tiles? any other cost cutting ideas? decided to stick with higher ceilings, 1 metre extended garage and one upgrade package. Tiling to Alfresco will be done ourselves too. Driveway they have told us will be about $7000 which dosnt seem to bad. Were quoted $5k for carpets and $14k for supply and laying of porcelain tiles. Now doing after handover and have quote of $5k for carpet and $7k for porcelain tiles. Aggregate exposed driveway quote was $9k - we are looking at $4k for concrete and $5,500 for exposed aggregate. Quote for pavers to front porch and alfresco was around $6k, we are getting them both done for around $3,500 after handover. It is definitely worth holding out and doing what you can post handover. What type of driveway is the $7k quote for? If it is concrete, it may be worth doing a bit of research and getting some quotes as our investigations gave a price of around $4-6k for 70sqm. It may also be worth checking how far clear of the pipes you need to be to avoid the hefty additional site costs and if this is possible. Flooring costs vary a lot, so it's worth shopping around. We got 100 m2 of floorboards (laminate) and 130 m2 of wool carpet with upgraded underlay, including laying, for just on $10,000. Tiling to the bathrooms and laundry were included in our building package. That was a couple of years ago, but prices don't seem to have changed much. Re: cost cutting ideas? please help 5Apr 22, 2011 11:28 am Definitely will be doing flooring after handover, hubby and dad have done my parents place before and did a pretty good job though carpet will look at going to a carpet place and getting it done by them. We cant move the house any further back as already needs be reduced a tiny amount to fit the block so dont know what else to do might just have to run with it or look at some other builders for single storeys and see the differences in costs and quality. They have not said what sort of driveway as was a estimate though will definitely look into that Crawley. Thanks heaps for the advice. Ask for the engineers drawings. If they don't have any they are making it up as they go along. Also, $15k for site works has the smell of crap about it as well. Dont believe the "sewer pipe being in the start of our land" story. If they mean a "main", the Water Board who own that sewer pipe will have gone to great lengths to ensure that pipe is safe. If it is just the feed to your site, backhoe, dig it up, move it somewhere safe, say $3-5K Dont move the house, Dont cut back on your build. .
