Browse Forums General Discussion 1 Jan 05, 2008 8:00 pm Hi, I'm soon to be a first home buyer and would like some renovation advice.
The 2br unit I'm interested in buying is 18 years old. The kitchen and bathroom were well maintained but others like carpet, walls and doors were not. The owner has wants a low price for it (or so I think?), leaving the new buyer with some cash left for minor renovations. However I have no idea how much this really costs. Unit is 95 sq/m and since I'm not a DIY person I would have to pay for labour as well. Help me calculate usual costs. Please give ballpark figures including labour. 1. Complete job of repainting the walls and 4 doors. 2. New carpets for the whole unit (approx 95 sq/m less the kitchen, bathroom and balcony. 3. Replace powerpoints, switches and lighting for a typical 2 bedroom. Switches and powerpoints are 18yo and look overused. 4. Install blinds to 3 room windows, small kitchen window and vertical blinds to balcony walk through. Assume usual sizes for a 2br. 5. Replace all door knobs and locks. 1 front door and 4 other doors. That's it I guess. How much will I be looking at. Thanks in advance. Re: Estimate for basic renovation 2Jan 05, 2008 9:05 pm I can't help with renovation costs, but if the unit is in a Owners Corporation (formerly Body Corporate) I would recommend getting a Form 3 document from the management company. This document will show what the normal fees are, but it is also a requirement to show if there are any works planned that could possibly require special levies being raised from the owners.
This should hopefully give you some idea of costs you may have to outlay on top of your proposed renovation costs. Dana Dana -------------------------- Building with DFH - carpet installed! Re: Estimate for basic renovation 3Jan 06, 2008 11:33 am As per Kryton.
