We are planning to do some renovations early this year (plans are already in council, just getting builders to quote now). We are adding on a laundy / 2nd bathroom, bedroom, Rumpus room and outside entertaining area. What I would like to know is if I want to source things like floor boards, tiles, windows, sinks etc - is this possible when you are using a builder or is it in fact expected? I was hoping to get some of these items cheaper using the auctions etc and was unsure what the builder supplies and what I should be supplying. I was also wondering how it works in terms of timing - if I get these things myself, how soon do I need them? Should I be looking now before I get a builder or do I wait for him to tell me? Sorry, I know I sound confused, but we have only just started this process and have no idea what is normal or not! Oh and one more question, if we are happy to do painting & some other small things ourselves, do they take this into account when they quote? Make sure you make up you mind (read: try no to change your mind half way through...) and communicate that with the builder clearly in the beginning and get everything in writing.
Don't forget that if you let the builder handle the sourcing, they can make some profit on that as well as they normaly get cheaper prices (unless you know someone with trade license), or might have some left over/old stock somewhere...
