Browse Forums General Discussion 1 Apr 11, 2011 6:31 pm Hi I have purchased land in Glenmore Ridge. In our release we will all settle around the same time. I would assume building would start within a few months of each block or maybe at the same time. What is the general idea of doing the fencing these days. My fences due to the shape of my block will have 5 neighbours, its a funny shaped block. How do I go about sorting out fencing when it comes time to that matter? Do we all get quotes? It has to be timber which makes it easy for colour etc but I have never built in a new estate before so not sure of the right protocol... want to get off on the right foot with the neighbours but don't want to have to pay 100% either... Another just built the fence (2 metres only) without asking. Another found a cheap quote and organized the fence to be built. And the fourth is a builder, they are trying to delay things as they are still building on their site. They asked for 3 quotes from me and then said they want to find their own quotes too. So each one had a different protocol. I contacted the developers sales office and got phone numbers for all my neighbours. Called them all up and introduced myself, and have a quick chat about their builds. Then mentioned that we needed to organise fencing. They where cool for me to just organise it and send them a bill for 50%. I rang around about 30 blokes and found 2 that would quote me. I sent the cheaper quote to the 3 neighbours, and got them all to sign it and send it back to me. then the fencer did the work. I paid the fencer the full amount and the neighbours paid me. It was all very civil. I know not all neighbours are that easy, but I suggest a phone call and see what they say. Milesy. Re: New Estate... how do you sort out fencing 6Apr 14, 2011 1:10 pm In SA all Councils have a booklet called the Fencing Act and they strongly suggest following the procedures in it with serving notices etc should you have any need for legal action later to recover half the fence costs, because Courts will demand to see signed agreement and acceptances. Its also suggested, No procedure followed = No Court costs awarded. Our developer is having a Meet the neighbour bbq this week so I hope to meet my new neighbours... good point about signed agreements... can you tell me what the going rate is for timber fencing.. Re: New Estate... how do you sort out fencing 10Apr 15, 2011 11:24 am In NSW neighbours must by law share the cost of the fence (based on the cost of a basic fence, mind you). However that is only enforceable if a notice to fence has been served. If you build your fence without a notice and a signed agreement you have no right to claim any money. If your neighbour happens to be the estate developer, check your contract. Developers typically include a clause along the lines "the purchaser must not build a fence without prior approval of the developer, and the developer cannot decline a request to build a fence if the purchaser pay the full cost". One of my neighbours paid, but one didnt, so we had to approach them, after some discussion, they had their own quotes too but finally went with ours as it was quicker as we needed to shift in with dogs. I think the 1st step is to even knock on thier door / contact them via post and then get the contractor to send them the bill. if this is not paid, you may need to check with the council or send the matter to the state court as whats told to me by my council. Have a couple of quotes from local fencers, can email them if you care to PM me your email addy. Neville Got a life, just can't find it!
