Browse Forums General Discussion 1 Mar 23, 2011 8:01 pm I have a property/house in the inner west of Melbourne and I'm looking at knocking down the existing house on the property and subdividing it and build two houses side by side, joined in the middle. So far I have had some preliminary plans done etc and they have been submitted to the local council for town planning approval. The two houses are essentially mirror images of the other and are single storey , to be built as brick veneer, nothing too flashy and probably a concrete tile roof. Each house is 169 sq metres plus 23.6 sq metres for each garage. = 338 sq metres total for the houses and 47.2 sq metres for the garages. Can anyone give me an idea of the approx cost per square meter that I would be looking at, or even an overall cost ? I can answer any questions you may have via priv messaging. thanks in advance. A rough price for the construction is $1500p/m - $2000p/m. Plus the cost of Demolition, subdividing, supplying services to the new property, landscaping etc etc. I'd be very surprised if you got away with it for under $800k.
