As we are now selling the property in the next few months, i thought i would be REAAAAAAAAAAAAAAL smart, and apply for a building permit now for the tiny extension (as it cant be seen from the road anyway). Cut a long story short, i recieved a letter in the mail stating the structure is already built and you cant get a permit for intention to build if its already built All they said i need is to have an engineer come out and asses the structure and asses the footings and that will be good enough. Has anyone used a trusted 'turns up on time!' engineer in the northern suburbs of melbourne (mill park) who isnt going to bend me over a barrel for their services? I know it will pass without a problem, as all i did was extend the already existing steel garage by one bay, to the exact specs it was originally constructed. (northern burbs, melb) 2Mar 26, 2011 11:57 pm Broomy why did you bother applying to the council, when they do the building and pest inspection they wouldn't have noticed the add on anyway We are using an engineer at the moment for our structural stuff but he will bend you over backwards id say, plus he is useless at turning up on time. (northern burbs, melb) 3Mar 27, 2011 12:20 am Because when next door sold recently when they did sale inspection there they got pulled up on garage extension and the people ended up not buying the house because they thought 'what else is he hiding', so to tick every box and not give anyone an excuse i just applied for one. (also i have lost ALL paperwork pertaining to the build of the garage, so i cant even prove to a buyer when/where/how/who built it!). Its a decent add on but, 3.5m extra length on an originally 9m long garage, that use to stop short of the end of the house and now goes a good 2 meters beyond it isnt exactly just an extra foot or something had no idea some bloke would come out to inspect it all but (i asked them when i applied if that was it, was just a case of signing a piece of paper as its a small extension, and they gave the impression that it was such a small thing that it was no problems and all signed off then and there). gets worse but... apparently the MONGS who built the original garage never finalised the original build or something, and ive just been contacted by the conveyancers/etc who did their original permit to say that final inspection was never done at all, so it basically means i dont have ANY legal building permit at all for the garage at the moment. i'm just going to call them, get them to re-do the permit, then get the original mob to pay for everything (as the letter said as its lapsed there will be charges involved) (glad to find this out now but and not the day im selling the joint!)
