It's good to know that you both are happy with Carlisle homes. Before signing with Carlisle I have contacted 2 other person who had build with Carlisle, their feed back was awesome. So on their feedback and bit of trust I signed with them, So far they are preety good and quite helpful people. My project is going preety good and very fast. So probably they will finish by July/August. My house is half way through of lockup stage. So far I am quite satisfied with progress and Carlisle staff. Site supervisor is good and keep us informed of the progress. let me know if you have any question and concern to discuss, Good luck to both of you and for your dream home. Best regards Re: Confused please help me to knowHow is Carlisle home builder? 23Mar 31, 2007 10:24 pm JenH We've done our colour selection appointments but there's a bit of a delay until our tender appt (when the final pricing is set out) as someone's on holidays for a few weeks. We're not fussed about it, but I guess if you were in a hurry, it would pay to get both colour appointments and the tender appointment in the diary well in advance. We booked our tender for exactly 3 weeks after the colour selection. This was with a guy by the name of Adam. I pestered the s**t out of him with emails getting everything as right as possible so when we went in for signing the tender we were pretty much there. I have heard horror stories about people needing to go back 4 and 5 times to get it "right" The salesperson was of the opinion that we should include everything and take it out at tender as it was easier to remove than to put in... JenH The colour appt went well and Emma was really helpful in it, so so far so good. The "Carlisle Emma's" as they have become known to us , are both awesome. Colour Emma was great in helping us to make some otherwise difficult decisions with regards to colours etc and Signing Emma was great with adjustments and variations. Signing Emma has also been bombarded with serial emails... JenH Sales person was a bit naughty submitting a siting of the house on our block without running it past us but they are happy to change that for us, no problems by the end of this week. Salespeople have to earn their money somehow I guess they make an assumption as to the location. It would be nice if the consulted you first though BTW who was your salesperson? We had Warren and both myself and my wife were very impressed with him all the way through. Jen / Hardy what designs did you go with? My husband and I like the Grand 43 and would like to make a couple of changes, mainly making the garage bigger and more space in the rumpus room to fit a pool table and I was wondering how you found carlisle homes in relation to the changes you made. Were they flexible in regards to the design?? I am so far very happy in the feedback I have read about them on this site. By the way we have chosen Brodeaux-40 with extended garage and extended alfresco, so total is ~43sq. My house has reached lock up stage, actually just yesterday I have received big $$$ invoice for lock up stage. Looking forward to complete this project asap..... Thanks for your input, Regards Tania Hi Tania, So far Carlisle Homes have been fantastic. The service has been great from everyone there in all aspects. Everything has gone exactly to plan to this point and the y staff at carlisle have gone out of their way to make sure all my timelines have been met. We have upsized the Grande 43 to over 50 squares and moving walls was not a major issue at all. I have posted one of my revisions of the Grande 43 plan (i hope this is OK with them) for you to look at! The garage is 2 metres wider (total 8metres) with 2 single doors and a window in the front to match the facade and 1.2 metres deeper with a rear roller door (total 7.2meters). The back of the house is also deeper in the meals area and the rumpus room. I think this was a total of 1.6 metres deeper for both areas. We also went for the larger alfresco area. If you wanted to widen the Rumpus, I think they would have an issue with that, but just the depth would be fine. (Best to ask the staff direct to be 100% sure) With the garage you have free reign just about. My wife let me have "free reign" and look what happened!! So far I would highly recommend using these builders to build your dream. Obviously we are still in the honeymoon phase, but I think that based on the experience so far things will continue to be great. Really great to hear from someone else dealing with this company. It's full steam ahead for us now. Taking the garage forward or backwards will not be an issue for Carlisle Homes at all. The garage roof is a hip design separate from the rest of the house meaning you could go as far forward as you like (or your block allows) and back as far as the laundry door. Without giving too much away the costs of the larger alfresco, the extension on the rumpus and the meals area cost less than PD quoted to move 2 walls in their Windsor 47. Amongst other things this was one of the reasons we went with these guys. We had Warren as the sales agent too and other than that, he was good. Really interesting what you say about the tender appointment. We were emailing several times each day between Adam and myself. We were going through the wiring, carpets, building changes (moving walls etc) making additions we thought about whilst we were going through the house for the 400th time. Initally we had things like the coffee machine in ($3000 option) and we decided against it. Rather than having these things in, we wanted to go in on the day of the tender with a clear view of the things that we wanted and the things that we didnt taken out completely. We signed the tender document after 3 or minor changes that were done whilst we were there. Our timeline is like this: Jan 07 - decide to buy a new house - look at houses (several hundred) and decide to build - find suitable land on the 19th and make silly offer unconditionally - Seller agrees to silly offer!! - Start hunting for suitable plans - Discover Carlisle Homes on 20th - Sign inital agreement and pay $600 with Warren Feb 07 - Soil test done within a few days and soil test is good - Colour selection complete on the 2nd of Feb (booked tender) - Tender appoinment completed 23rd. - Minor changes to electrical layout etc - Sitting and waiting. Mar 07 - More emailing and waiting - Email confirming that Building docs and contracts ready 23rd - Collect contract for pre - reading 21st - Sign contracts on 23rd - Realise a mistake on the 26th and make change without variation fee. (saved $500 but used the only get out of jail free card) - Get engineering documents 30th March - Go to see new neighbours with works protection notice for signing only to be told they are away for 3 weeks! ARGHHH - Cry for several hours about bloody neighbours Apr 07 - Find out that neighbours are in fact now back from holidays - Take all variations and works notices back to Carlisle Homes 5th April We have pushed all the way through, and these guys are just up to the challenge in every way. I honestly think I would have sent 50+ emails to the staff and they have responded to them all promptly and with good responses. Just to keep you up to date with construction progress of my new home. My house has reached "fix up" stage a week ago and got the second last invoice I have a meeting with my supervisor tomorrow to check tiles we selected are the correct one. So probably it wouldn't take long now for hand over. I think after fix up stage it will take 4-5 weeks for handover stage, Any idea how long more it will take????? ****** Long time reader, first time poster.****** Firstly want to say what a great forum this is & how helpful everyone is as well. All of your tips / ideas / comments have been fantastic & helped make my choices easier. We have finally decided, after sitting on our land for a couple of years, to build with Carlisle Homes. We have chosen to go with the 2 storey Bordeaux 40... http://www.carlislehomes.com.au/bordeaux.html Like you Matt, we are dealing with Warren in Cranbourne & I can't tell you how helpful he has been so far, from staying back late to answer our questions to taking pictures of his own house to help us with colours... If anyone has any doubts about building with Carlisle, come & see Warren & you'll see what I mean. Also the quality of their houses are next to none in our opinion. We have also made many changes such as bigger alfresco area, knocking the wall out between the study & formal lounge area (which was no charge, unlike Henly who wanted to charge an extra $450 to "remove" the wall), a half wall to the rumpus room just to name a few & none seem to be a problem. So far we have paid the $600 for the soil test, which I'm guessing is done with five holes on the block & gone thru the alterations that we want. Tomorrow we have our colour appointment, which snuck up on us & only gave us a weeks notice to pick all colours, fixtures & fittings. They gave us the option of extending the time to do it but I think we've got it all sussed . Constuction, they tell us, will start in August & finish the end of February. In no hurry so they can take as much time as they want (hope they're not reading this). All very exciting & looking forward to the whole process. Will try & keep you all updated on how it's fairing & hopefully get some more idea's of ppl here.. ie colours (Michelle ) flooring, electrical & heaps of other stuff that we can't decide on. If this is a custom build then I would expect the builder to set out the door frame closer to the wall to avoid the gap between architrave and the wall and or specify… 9 8324 We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 37160 Carlisle use to sneak a water resistant "Performance Solution" into their contracts.
