Kitchen, Stairs, Bathroom, Tiling, Electricals, Painting etc etc... We are now at lockup and am real excited but a little anxious as I still don't have a handover date and it seems like we are almost there and we haven't started organizing ourselves at all for the move. So you have plenty of time. I have found that tradies can't work together. Or more to the point, they can't start until the other trade is finished. After lockup its something like: Electrician does cabling Plasterer - walls Carpenter - doors, stairs, kitchen etc Plasterer fix off Painter tiler electrician fit off Plaster fix up electricians holes painter, fix up re plastering Carpeter Plus all the little things. eg. Garage door, Kitchen benches, etc etc. I questioned my Site Supervisor about a handover date. His advice was that from the day the tiler starts to handover is on average 6 weeks. Hope that helps. The other advice I was given, was if you are renting DO NOT GIVE NOTICE until you have the keys. I was told about a job where the house was completed. The handover was scheduled for the next week so the owners gave notice to their landlord. That week the house was broken into and trashed. It took 3 months to re plaster / paint / kitchen etc. Its a 1 in a million, but worthy advise. It may not even be that. It only takes 1 tradie to get busy and your set back. Milesy. With ours lock-up is when the front door and garage are on the house. Our construction has always been fenced up from site scrape (so for other’s it may mean lock up). Anyway we have the tilers asking for payment and are due to start next Thursday so could probably assume that we are about 6 weeks out from now which means it definitely makes sense to make preparations around packing etc. Thankfully we aren’t renting – as we own our current unit however we need to be careful when we put our unit on the market to rent to make sure that we don’t lock in a date. It was in the HIA contract. The specific steps will vary for every build. Just depends what tradies are available and what your getting done. Have a look and see what needs to be done. For example: Are you getting tiles on the floor of the kitchen? If so, the kitchen cabinets need to be done before the tiler can do his thing. The painter can't start until the plaster is done. The electrician wont start while the paint is wet. etc etc. From what I can tell, the floor coverings are one of the last things done. Simply so they don't get damaged by builders walking on them / dropping tools etc. Following these simple steps will help you mitigate unwanted costs, have your expectations met and give… 0 4542 It seems very clear to me that your contract states that a security account does NOT need to be established so the answer to the builder is NO.
