We have bought a few acres in Chittering Rise, (a few mins north of Muchea). We are currently undecided which builder to go with, we are looking at RedInk or * at the moment. The plans we are looking at are very very simmilar with both builders and cost, (more or less) the same. The thing that would decide it I suppose would be the level of standard inclusions and cost of any changes we want to make to either plan that and the builders reputation. I haven't really read anywhere anything hugly positive or negative about either so its a real hard choice. Anyhow just at the start of this long and probably stressfull process.......... But when It came down to changing outside of house and other things there was nearly $10,000 difference so I would get a price from both before you sign anything even your prelimary agreement. Re: First Steps, building WA 3Sep 20, 2009 1:33 pm I agree with linney, take your ideas to them and ask for an estimate on the cost of any changes. You should be able to do this without committing to them. For example, some builders wouldn't let us raise our ceilings through the living areas only, they said it was not structurally possible, and therefore quoted $8000 to raise the whole lot. The builder that we have signed up with is charging about $4000 for raising the ceiling through the entry, hall and meals/family room. Comparing specs is so confusing in then end I had read so many spec sheets, i sort of knew what was missing (doors to robes/pantries, shelves to vanities, dishwasher plumbing etc) and what was a genuine added bonus. ~*~Moved in on the 16th April 2011~*~ Re: First Steps, building WA 4Sep 20, 2009 9:31 pm Hi Hungover, What a coincidence, I signed a with * in April, and then pulled out of it to build with Redink I found RedInk's inclutions to be much better than *, but one of the main reasons I decided not to go with them was that they wanted 350 working days to build the house, which was only 270sqm! I wasnt happy with this but they wouldnt budge so I had to pull out, cost be $1500 to do that What plan are you looking at with Redink? Re: First Steps, building WA 5Sep 28, 2009 9:53 pm sorry didnt notice your question at the bottom, we are interneted in the custom5000. originally we where looking at the farmhouse range but the custom5000 is bigger and cost less so although we like the farmhouse range its hard to justify 18K for a smaller house. Hmmm theres also a bit of humming and harring over exact block position and building envelope position between builder and shire. I'm sure it'll be sorted in the end. I wont mention there name but I think my screen name may help you guess I would be very interested in seeing your working floorplan if you are willing to post it. Also, your costings would be of much interest to me as I have found estimators vary somewhat, If you could PM me them, that would be vunderfull As an act of good faith, I will PM you mine if you are interested. Apparently the water there is pretty good. The sites vary from pretty steep to quite flat at the bottom of the hill so quite a mixed bag. There are one or two blocks part developed.( cleared with a drive) up for sale. Our has gentle slope so best of both worlds for a bit of a view and not too much leveling. We are probably not getting redink to do the earth works but not 100% sure yet. We have a few quotes from different people. We have had a few soil tests and its mainly sandy with a bit of gravel. Closer to the gt. N highway its flatter and i think more sandy. Good luck building, if you have any questions give me a yell as we have just about finished and been living there for over 2 years. PS the bore water has been tested and is apparently fine to drink the guys over the road from me did get it tested last year. Oh my blocks sand and gravel. There is a local company which do a pick up weekly for $6. They have a few folks up here who use them. Will try and find the number for you. They did a pick up today (Tuesday). You do get a tip pass though so if you have a ute you can tip for free at the local tip. Great while your building! I bet your resub is something to do with the envelope am I right? Most of the people I know here have cleared the envelope got it surveyed to find they have cleared well outside. Yep I did it too. Its rather awkward trying to find boundarys in all this bush and then get the measurements right. Overall though the Shire are pretty good and usually quite quick when they get going. I have a small trailer ready for work when we move in so yes I think the tip might see us a on regular basis for a while. The resumission was due to the builder submiting the plans before we had signed them off not big deal I dont think though I'm sure after waiting more than a year to get the plans sorted another few weeks wont kill us. We now have planning permissin for the septic tank.
