Browse Forums General Discussion 1 Feb 14, 2011 7:52 pm Hi There I'm totally new to building/home ownership and despite searching for some time on the net, I can't find a definition of what can and can't be included in a building envelope. I'm trying to plot where to put garden sheds, underground tanks - does it include decks (on our preliminary plans a part of our deck goes just outside the envelope). I've left a message on the local council planner's voicemail but haven't heard back. Cheers! Re: Building Envelope 2Feb 14, 2011 8:06 pm My definition of the envelope would be everything covered by the roof of the main building and the walls. That means the shed, tanks and deck would not be included. I'm not sure how the Al-fresco areas under the main roof would be considered. The Harder You Try - the Luckier You Get ! Re: Building Envelope 3Feb 15, 2011 12:46 am Hey eatPeaches, All the things you pland to put in will have to be within your envelope if you have some bits out of your envelope you will either have to move them in or apply to council to move your envelope, we had half a shed and water tank outside the building envelope but it was cheaper and easier to move the envelope (as long as you don't have any objections from your neigbours). Re: Building Envelope 4Feb 15, 2011 6:04 am Agree with barkersontheblock. Everything you plan to put on needs to be in the envelope. We had to apply for miscellaneous consent to put our eaves and approx 1 metre of the garage outside the envelope! We had complaints from neighbours because we went over the building envelope slightly! Re: Building Envelope 5Feb 16, 2011 12:10 am we have a 13 acre with 1200m2 building envelope. We had to turn our house around to accomodate the earthworks which would have extended outside the envelope. Even though the house itself was within the envelope. I couldn't believe it, we are talking sand. Everything has to be within, shed, pool, water tank, earthworks even leach drains. Nothing can go outside. It has taken us a year to sort everything out. But all that behind us we are finally on with the build. Good luck. go upvc window frames ensure insulation under colorbond. not just sarking, lighter color roof also not sure if you have seen this viewtopic.php?t=5823 last couple of pages… 4 110571 Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 11035 |
