I have looked over the forum and hope this is the right place for this question...... We are toying with the idea of subdividing our block. We haven't even taken proper measurements yet, but i just wondered if anyone would be able to give any rough/quick estimates that I could work with. Firstly, like I said, we haven't taken measurements, but off the top of my head, I am thinking the land we would have to subdivide would be approx. 215-220 m2 (or thereabouts ). (Edited to make clear - this would be the size of the back block to build on- not the size of the land before subdividing). Is this enough land to build a small 2 bed/1 bath (or extra bedroom/study if space permitted) house? This space needs to include driveway/car port and any outdoor areas. If this, in your opinion, is def not enough space, what would be the minimum requirement do you think? (Can go back and check my land space). And secondly, what would be a very ball park figure of what we could expect to pay to have someone build that size house? I know you can get budget finishes or luxury finishes, we would be looking at sitting mid way but using budget where we could get away with it/where it wouldn't be noticed. And maybe even splashing out on some luxury finishes where it counted the most (wherever that may be). I am wondering, would we get away with something for $150k? Way more? Way less? Obviously we need to do lots of homework, but before we even seriously entertain the idea and start looking at actual figures, we need to know if it is remotely going to be a feasible option. Am happy to contribute more info if you need it to help answer my q's. Or any additional info you may be able to throw my way would be appreciated. (For eg, any rough ideas on the cost of subdividing land - southern bayside melbourne). Thanks, HHCIB Re: Questions re building of small home.... 2Feb 11, 2011 1:54 pm Is the 215-220m2 the size of each block once subdivided or is that the size of the block before subdivision? 215-220m2 per block is enough land to build a single fronted semi-detached house. You need to also check that your property is not subject to a Heritage Overlay or a Single Dwelling Covenant, either of which will restrict what you can do with your property. We already have a house on the land and will be subdividing what we can of the back. Unfortunately our current house is built a fair way back on the block so this house and the front yard (and small deck at the back) are taking at least 2/3 of the entire block. And I think this block is about 650m2 so that is how I am very broadly 'stabbing in the dark' with my estimates. But thanks for confirming that it should be enough to build something small on. First mental hurdle ticked. (As long as my land estimates are correct which we will check on the weekend). Will also get on to the council re overlays etc and their requirements - thanks for the tip.
