Have you had a look at Bunya (Landcom development in Bunggarribee)?
Prices from the nominated builders ranges from $200K - $400K. Land prices are still TBA but the word from the streets, it will be lower $20K than The Ponds.
My rough computation showed a 2-storey house built on a land in Bunya would cost a min of $600K. In comparison to The Ponds, it would also cost you a minimum of $600K.
From what I know, a house & lot in The Ponds would have a higher market value than in Bunya. Is it worth to buy in Bunya?
It seems that the Bunya nominated builders made the prices of the house expensive because of the Bunya design guidelines.
