Browse Forums General Discussion 1 Jan 30, 2011 9:08 pm Have house in inner Brisbane and we are looking at options to build in under. The house is a post war four bed one bath upstairs and already has two nice decks (front and back). We are about 300mm off legal height under. Investigating digging down rather than raising as I think the raise will be too expensive considering it will also include having to build two new decks etc etc. Given the number of houses in Brisbane just off legal I would be surprised if others haven't thought of this also (though we didn't find any other topics using the search!). Queries are - anyone tried this approach? If so how did you deal with the waterproofing problem? My initial thoughts would be to excavate all under house down 500mm (approx allowing for 200mm slab) and repost where necessary including pouring new footings. After this pour a new slab, besser blocks one or two high and have waterproofed, with the last step being installing larger stormwater drains to take as much surface water as possible around the perimetre. We can easily get to the sewer line and were not planning on dropping the area the bathroom is proposed to go in - only the main living area and a spare bedroom. Anyone else got any other ideas on this one or have actually achieved this? Or has everyone just gone the raise and build in option? I suggest getting a Geotechnical engineers report before anything else to make sure it is feasible to build down. AFAIK, flashing is a minimum standard.
